Analyst, Financial - Construction

The Financial Analyst is responsible for managing contracts for two outsource companies primarily in the repairs & maintenance and energy industries.  The Financial Analyst is responsible for providing support with reviews, analyses and projections for the organization.  These duties will be performed in the financial areas of Construction and Store Development. Position Responsibilities
Research and resolve issues with two outsource companies on a daily basis.  Liaison to the vendors and will have authority ($limitation) to make decisions.  Gain approval of the financial amounts through the finance department.
Analyze, audit, and report monthly repairs and maintenance of expenses in terms of increase(decrease) VS. prior year, budget favorable(unfavorable) variances, miscoding of invoices, store analysis (compare accounts by store, region, ...).  Benchmarking costs based on store size, age...  
Prepare forecasting/projections and facilitate the budgeting of all financial expense accounts and capital expenditures within the Store Development Division.
Assist with the analysis of data for various internal customers and outsourced vendors related to their financial accounts.  Establish trends and projections related to the above.
Monitor with all management within Store Development the implementation of an annual strategic plan.
Develop relationships with internal business partners, help them understand and review their financials and research transactions. 
Prepare daily, monthly, quarterly and annual summaries for input to various business partners. Examine and analyze reports for accuracy and ensures all data is complete. 
Collect construction receivables for a portion of the funds spent from a negotiated lease with lease improvements from the landlord.

Other duties, responsibilities, and qualifications may be required and/or assigned as necessary. Quantitative DimensionsThe Financial Analyst position has an impact on the accuracy of forecasting of expenses that can cause company savings, monitoring the spending of outsourced vendors to ensure they follow our budget of $25M annually; control a budget of roughly $32M (Retail) for repairs & maintenance and store constructions; ensure the maintenance of approximately 200 financial accounts; and manage nine cost centers with a budget of approximately $9M.


Bachelor’s degree in accounting or related field preferred
Previous accounting experience typically achieved with a minimum of three years in public accounting or in a corporate environment with specific duties related to Financial Analysis
Demonstrated ability to apply GAAP to OfficeMax practices
Previous experience with SAP helpful
Extensive working knowledge of Microsoft Office Applications including Excel and Word
Developed problem solving skills and ability to communicate verbally and in writing
