Director of Finance-Associations

Hospitality PRINCIPAL OBJECTIVE OF POSITION: Plan, direct, and manage the provision of accurate, timely, and objective financial data from which informed management decisions can be made.  Recommend remedial action when and where necessary.  Work closely with a variety of teams including resort operations, corporate reporting & analysis resort operations, facilities management, board relations, and legal. Safeguard association assets by creating and maintaining sound internal control systems.  Hire the most professional, dedicated, highly skilled, and trained staff available. 

 

Essential Functions:
Compares the financial performance with operating plans and standards.  Provides reports and interprets the results of operations to all levels of management.  This includes the formulation of accounting policies, the preparation of financial statement and operation data, the coordination of systems and procedures and special reports as required.
Assures protection for the assets of the associations through sound internal control systems.
Coordinates and directs the preparation of the annual association operating budgets, institutes and maintains new control procedures, analyzes and reports key financial variances.
Directs the preparation of annual replacement reserve analysis, and tracking the annual expenditures for all associations.
Forecasts short-range and long-range cash requirements and obligations, as a basis for maintaining adequate funds.
Participates in a cross functional team to understand initial assumptions for a new development project, including what is being built, timing, and entitlement issues. Act as liaison between the corporate reporting & analysis resort operations and association finance team to integrate assumptions from resort plans into association financial reporting.
Responsible for complying with all federal, state, local, and other taxes.
Responsible for evaluating the performance of personnel under their reporting structure, and the hiring and firing of those personnel.  This person also recommends training requirements, and has the duty to keep the staff at the highest level of skill necessary to meet company needs and objectives.

Ensures that duties, responsibilities, and authority and accountability of all direct subordinates are defined and understood.

 



Job Qualifications:
Minimum of Bachelor’s degree in Accounting or Finance.
A minimum of three to four (3-4) years experience in finance or accounting in timeshare association management, or a related field, ideally gained through increasingly responsible positions.
Must possess string administrative and financial skills, and well-developed management skills.
Must possess working knowledge of automated accounting systems, and well-developed financial analysis capabilities.
Strong knowledge of Excel and Word required. Familiarity with PowerPoint preferred.
Need excellent written and verbal communication skills in support of reporting and analysis.
Certified Public Accountant status or Master of Business Administration, a plus.
