Financial Analyst III

Job Description:

???????? Performs monthly/quarterly professional accounting and financial analysis duties involving present, new developed and recent acquired apartment communities.

???????? Prepares forecasts, assists with annual budgets and prepares year-end audits for assigned properties.???

???????? Full general ledger responsibilities including appropriate tax and gaap accounting.

???????? Responsible for annual reconciliation between general ledgers and financial statements / tax returns.

???????? Maintains Sarbanes?Oxley 404 compliance including preparation of month end/quarter end packages.

???????? Responsible for proper accounting related to development projects including transfers, capitalized interest, rent up management fees, establishing initial accruals and tax/gaap differences.

???????? Responsible for transfer of assets from development and establishing new fixed asset schedules.

???????? Responsible for proper accounting related to acquisitions and sales.

???????? Responsible for understanding complex ownership structures and debt structures.

???????? Can proactively identify and solve accounting issues with little or no direction from supervisor.

???????? Performs all responsibilities with little or no direction from supervisor.

???????? Manages time constraints to meet deadlines.

???????? Oversees portfolio with attention to detail.

???????? Develops and prepares non-standard statements and reports as needed.???

???????? Maintains good working relationships with property managers, outside partners and internal management.

???????? Participates in monthly & quarterly operations meetings with management.

Requirements:

?Skills and abilities normally associated with completion of a 4 year degree in accounting, finance or equivalent experience.Minimum 3 years professional accounting or financial analysis experience.Real Estate accounting preferred.
