Manager - Property and Real Estate Accounting

The Manager of Property and Real Estate Accounting is responsible for performing the accounting for real estate related transaction including sales, purchases, joint ventures, leasing transactions (both lessor and lessee) and landlord related incentives. This individual will work closely with the real estate group in providing transaction consultations and the accounting treatment for various types of transaction structures for Sears Holdings Corporation, a company with over $50 billion in revenue. This individual will also provide accounting guidance to the Company's Property and Fixed Asset group in the Company's Dallas Accounting Center. Focus is on understanding accounting and reporting implications for significant, complex or uncommon transactions for property and real estate transactions.

Qualifications
70% Property and Real Estate Accounting - Accounting for property and real estate related transactions. Stay current on new accounting rules from FASB/EITF/SEC, provide training to appropriate parties, and ensure SHC accounting policies for property and real estate transactions remain in compliance. Interface with property and real estate personnel to understand future transactions and provide ongoing support and advise on accounting treatment based on contract structure. Assist with SOX compliance matters as it relates to property accounting. Coordinate closely with the Assistant Controller in the completion of external audit matters as it relates to property and real estate transactions.

20% Key Liaison with Property Accounting at Dallas Accounting Center - Provide ongoing oversight and policy and accounting assistance to the Dallas Accounting Center as it relates to fixed assets and real estate.

10% Special Projects - Assist in the completion of various special projects and provide counsel to business units and corporate personnel on potential transactions and the affects on external reporting.





Requirements:
- Position requires extensive accounting and financial reporting knowledge and experience as it relates to real estate and property transactions.
- Must be current with respect to knowledge of accounting and reporting issues (FASB, EITF, SEC, etc.).
- Strong analytical and research skills, including the ability to understand complex accounting rules as well as business structures and transactions.
- A high level of communication skills (oral and written) is necessary to communicate complex accounting issues to non-accounting personnel in an understandable, efficient manner.
- CPA required.
- Minimum 4 years of relevant experience; public accounting (auditing public companies, preferred) or working with a real estate entity.
