Property Accountant (DL)

Job Title: Property Accountant GENERAL SUMMARY: Performs real estate accounting tasks to include, monthly preparation of financial statements, tenant billing disputes, CAM/RET recovery billings, budgeting, audit and tax work papers, and maintaining external and internal client satisfaction. RESPONSIBILITIES: · Ensures accuracy of all general ledger information · Prepares monthly financial reports · Works with property management team to understand actual to budget income and expense variances · Maintain a schedule of all balance sheet accounts and resolve outstanding issues · Ensure that all fixed assets are properly set up · All Construction in Process activity has a job code assigned and is timely placed in service · Manager review points are cleared before the close · Closes the sub-ledgers and the general ledger on time · Meets established deadlines · Understand JV partner requirements and routinely meets them · Provides necessary lender information in accordance with loan documents · Works with manager to correctly prioritize workload · Reconciles bank accounts · Updates the Proof of Cash schedule weekly · Displays a knowledge of cash position and anticipates upcoming cash needs · Review and post cash batches in accordance with company policy · Calculates partner distributions monthly · Reviews A/P invoices for proper coding and amount · Timely processing to ensure no late fees and, if any, that partners do not share in those costs · Prepares and maintains a schedule of CAM/RET recoveries in agreement to the leases · Primarily responsible for the accurate preparation of the annual budget · Co-ordinates the budget with the property team and ensures that deadlines are met · Critically analyzes information received · Annual increases in recoveries as allowed by the lease are billed based on the approved budget by January 1st. · Supporting schedules (as necessary) are provided with the monthly tenant statements · Verifies that new lease information is thoroughly set up in MRI and is correct · Ability to read and interpret leases (and seeks meaning from legal staff if vague) · Places a high priority on resolving audit issues · Verifies that audited financial statements agree to recorded amounts in MRI · Prepares annual tax work papers · Keeps manager informed of significant issues · Other related duties may be assigned as necessary · The above listing represents the general duties considered essential functions of the job and is not to be considered a detailed description of all the work requirements that may be inherent in the position. ORGANIZATIONAL RELATIONSHIPS: Interacts with accounting staff, property management and outside clients. SKILLS REQUIRED: · Understanding of automated accounting systems, MRI preferred · Proficient in MS Word and Excel · Strong interpersonal skills · Excellent verbal and written communications skills · Excellent organizational skills · Meticulous attention to details and accuracy · Flexible outlook towards task management · High level of professionalism and self-motivation · Works in a team environment EDUCATION and/or EXPERIENCE: · Bachelor’s Degree or equivalent in Accounting · Working knowledge of GAAP and financial reporting · Two years of real estate industry experience (retail preferred) · Knowledge of and experience with retail recovery billings Job location is Wash DC
