Enterprise Real Estate (ERE) is a part of Cardinal Health Financial Shared Services (FSS). The mission of FSS is to optimize the cost effectiveness and competitive advantage of every business process that we touch.

ERE is charged to provide Cardinal Business Units with strategic real estate planning support, as well as, tactical real estate services. ERE support is intended to maximize and leverage the utilization and value of Cardinal's real estate assets. Acting as internal consultants ERE advises business units regarding the cost, timing and alternative real estate considerations associated with executing specific business plans. The tactical services that are available through ERE include: Acquisition Management, Disposition Management, Design Development, Construction Management, National Facility Cost Reduction Programs, and Lease Administration. Delivery of these services are coordinated by ERE staff through business unit relationships and augmented with the field based professionals of leading industry service firms.

Specific Duties, Activities, and Responsibilities:
Reporting to the Director of Project Development, this manager will be responsible for planning, concept development and budgeting, preconstruction development, programming, design development and construction management of real estate development projects of Cardinal Health, Inc. and its business units (Cardinal). Additionally, this manager will participate in operational process development on an ongoing basis and will regularly provide project reporting both internal and external to ERE.
Specifically the Manager, Project Development will be responsible to:
Lead internal and external resources in developing conceptual designs and budgets to construct or otherwise improve real estate and facilities for Cardinal.
Work closely with the ERE transaction manager to review and evaluate proposed land sites and/or buildings for development of facilities.
Solicit and lead pre-acquisition land due diligence investigation.
Conduct prequalification of design and construction entities to identify the best available resources for facility development.
Assemble bid packages for design and construction of facilities, solicit and analyze bid proposals and make recommendations for contracting.
Lead project teams of design and construction resources through facility design development.
Monitor construction projects and manage the construction professionals for project performance, schedule and budget integrity.
Lead and manage procurement and installation of furnishings, fixtures and equipment in coordination with the facility space planner, along with move-related and decommissioning activities.
Regularly report project progress and budget and schedule status to internal client and all other appropriate parties.
Update and maintain development project information on ERE web-based property database.
Provide consulting to business units regarding development concepts and projects on as-need basis.
Collaborate with contracted project management services providers to develop projects and process.
Develop and manage standard operating procedures, user documents and vendor resource database.
Obtain required regulatory / compliance approvals.

Education or Equivalent: (Minimum required to perform job)
An undergraduate degree in engineering, architecture, construction management or related discipline is preferred. Equivalent relevant work experience may be considered.

Knowledge/Skills Requirements: (List unique knowledge skills, or problem-solving requirements)
The background of the successful candidate should include demonstrated experience in design development and construction management ideally including activity with building types and construction methodologies as are common to the Cardinal Health business units. This individual should have demonstrated results in progressive positions of responsibility and ideally have direct experience in successfully providing these services in a multiple operating company structure.
Specifically, the successful candidate will possess the following experience, attributes and characteristics:
Management level business experience in the corporate environment gained over a minimum of 8 years including facility project management experience.
Knowledge of best practices in design and construction management, including the use of technology applications. Is attuned to learning new industry, company, product and technical knowledge.
Is action oriented and demonstrates energy for things perceived as challenging; does not hesitate to act with a minimum of planning.
Ability to establish clear priorities quickly. Identifies what will help or hinder accomplishing a goal. Focuses on priorities and eliminates roadblocks.
Uses time effectively and efficiently; can attend to a broad range of activities simultaneously.
Strong interpersonal skills and leadership qualities necessary to build a cohesive, focused and motivated team. Effective in a variety of presentation settings in both inside and outside organizations. Can manage group process during presentation.
Plans effectively by developing schedules and task/people assignments. Anticipates and adjusts for problems and roadblocks.
High personal integrity and ethics with uncompromising standards.

Compensation: A salary, bonus, and benefits package in keeping with the role of this individual in the success of Cardinal Health.

General office conditions.
Position will require travel (approx. 50%) and working in various remote environments including on-site project offices, airports, hotel rooms, etc.
