Architectural Coordinator

Centex Homes North Florida Division (Jacksonville, FL) has an immediate opening for an Architectural Coordinator reporting to the Architectural Production Manager in the Construction Services Department.

The Architectural Coordinator ' Level 1 assists in the preparation and maintenance of current department work documenting the status of all projects and activities. This individual will draft original home plan designs and have the ability to modify existing plans. They will bring a broad scope of knowledge in the architectural design field, as they will be proficient in the use of the application software and design tools.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Plan Management:
- Assist with the maintenance of master plans.
- Assist with the preparation of all necessary documents for submittal to the Plan Book in accordance with the established procedure.
- Create and maintain construction details, and prepare submittals to the construction detail library.
- Prepare and submit all documents required for federal copyright filing in accordance with established procedures.
- Maintain accurate digital drawing file storage and archives.
- Assist with the revision of all plan portfolio information and specifications in accordance with established procedures, and communicate all changes to all affected end users (i.e. sales, construction, etc.).
- Participate in lot fit studies

Working Drawings Coordination:
- Assist with design development.
- Establish and maintain a schedule for working drawing production.

Prepare and manage the preparation of complete working drawings sets consistent with the:
- Process outlined in the New Home Design Process published in the manual Architecture 1 ' New Home Design & Services.
- Process outlined in Architecture 2 - the Working Drawing Manual for Centex Drafting/Design Standards & ProTools.
- Established Centex standards.
- Established industry standards.
- Execute all approved revisions within established timeframes.
- Prepare or oversee the preparation of all approved standard options in the working drawing set and ensure they are drafted to the same level of detail as the working drawing set.
- Execute all approved non-standard options within established timeframes.
- Ensure all drawings comply with all applicable governing codes and laws (i.e. ADA, FHA).
- Assist in the coordination of the estimating and purchasing functions to ensure working drawings are consistent with the approved product standards and specifications.

Assist with the preparation of supplemental drawings which provide summary information to other functional areas such as:
- Estimating
- Purchasing
- Construction

Perform value engineering as requested by Purchasing and Estimating on all working drawings consistent with the new home design process.

Quality Control:
- Perform plan checks on all drawings to confirm accuracy and compliance with documented standards and government codes.
- Perform checks on all digital drawing files to confirm accuracy and compliance with Centex Drafting Standards.
- Conduct regularly scheduled field observations.
- Ensure consistency between drawings and construction activity, and resolve any discrepancies identified during field observations

Technical Skills and Knowledge:
Maintain proficiency and updated skills in the following areas:
- Centex Drafting Standards and ProTools
- Current Computer Aided Design (CAD) software
- On-line web navigation and conferencing
- Centex standard office software

Maintain current knowledge in the following areas:
- Structural elements of home building
- Product installation means and methods
- Necessary building and zoning codes requirements
- ADA and FHA laws
- Draft all redline markups
- Draft all plan revisions
- Draft working drawing block outs
- Draft site plans for individual lots
- Draft all notes on set of working drawings
Other duties as assigned

ADDITIONAL POSITION REQUIREMENTS
To achieve these deliverables the Architectural Coordinator ' Level 1 must display the following competencies:
- A comprehensive knowledge of construction related math.
- Ability to read and understand all house construction plans and specifications.
- Proficient in computer applications, preferably Microsoft Excel (for budget controls), Microsoft Word (for word processing).
- Ability to understand and interpret local building codes.
- Draft complete set of residential working drawings which include: 1) cover sheet, 2) foundation plans, 3) floor plans, 4) roof plans, 5) exterior elevations, 6) building sections, 7) construction details, and 8) electrical plans.

QUALIFICATIONS EDUCATION and/or EXPERIENCE
Bachelor's degree (B.A. or B.S.) necessary, with a minimum of one to three years of Architectural or Construction Architectural Design experience preferred.

- Must work effectively, communicating, coordinating, and brainstorming, as required with Architectural Production Manager, Architectural Coordinator II, and any future Architectural staff.
