Design/Build/Property Management

Learn the lay of the land. This team is about finding great locations, then creating and maintaining our buildings. You'll also create guest-pleasing in-store plans.


Purpose:

As a Design team leader you will bein charge of exterior and unique store design execution and approvals for 40 or more new store and remodel projects a year. You will prepare designs for prototype, remodels, new stores, feasibility studies, schematic design and design development for unique Target projects. You will work closely with Design Project Managers, Real Estate, Store Planners, 3D Imaging Team, Engineers and Construction on design efforts.

Leading Target exterior theme and site branding design with developers and cities. Focus on complete, high quality project design and execution of internal, developer and city approvals on schedule and budget.
Presenting design projects for internal and external approval to exterior design review committee, senior management, city staff, planning boards and neighborhood organizations.

Being a design leader for feasibility, schematic design and design development phases of assigned projects. Coordinating all planning and design information with DPM, Store Planning, Real Estate, Civil/Developer Team and Food Service.
Partnering with internal cost engineering and construction project manager to obtain exterior upgrade cost estimates on assigned projects.
Handing off all design intent documentation to project A/E or consultant production staff to begin the construction document phase.
Reviewing construction document design intent execution at 50%, 75% and team review with A/E team to insure approved design theme, colors and materials are correctly detailed.
Reusing design themes and kit of parts design features on multiple projects to save design and production time and fees.

Directing and coordinating 3D Imaging Group presentation graphics to execute internal and city design approvals.
Communicating design intent for project architects, consultants, project managers, OSR's and general contractors in production, permit and construction phases of the project when required.

Working with PD Team and consultants to ensure Target Brand standards are maintained on all projects.

Designing and approving building and shopping center design section in CPR form.

Developing cost effective design studies and details for periodic re-invention of Target prototypes.
Reviewing developer tenant submissions for design compliance with the Real Estate Agreement and prototype design criteria.
Preparing unique corporate design efforts, prototype, signage or vertical transportation efforts, mentoring staff or other functions as assigned by the supervisor.



Job Requirements

Minimum Requirements:
Professional degree in Architecture
Architectural registration
5-7 years experience in architecture
Strong design skills and retail store design experience
Strong interpersonal and communication skills; ability to work well with others and contribute to a positive environment
Strong ability to present issues to senior management

Excellent analytical and strategic problem solving skills
Highly motivated and committed to the development of high quality work and personal productivity; outstanding ability to coordinate multiple projects, develop execute design studies, and prioritize workload; desire to work in a fast paced, challenging and constantly changing environment

Experienced PC user familiar with typical business applications with some Autocad and Microstation CAD experience

Desired Requirements
10 years of significant building and site design experience. Experience with multi-use projects and parking structures.
Extensive knowledge of building systems, detailing, budgeting and estimating
