Facilities Manager - Phoenix

Manages maintenance requests/projects by assigning workload to staff members and monitors the status of the maintenance requests to ensure that requests are completed accurately and on schedule.  Ensures the right people get to the jobs.  Resolves issues, interprets vendor contract language and answer questions.  Responsible for the training and development of the Maintenance staff.  Ensures staff is trained in complex maintenance activities and is following standard operating procedures.  Responsible for the hiring, firing, and disciplining of employees.  Will handle the annual review process which includes the writing and presenting of the performance assessment for each employee. Tracks Maintenance staffing levels to support customer demands.  Ensures timely responses to urgent requests from operations and also ensures the timely resolution to issues that may cause interruption to store operations and the safety of our customers and associates.  Responsible for reviewing, evaluating, and negotiating regional vendor contracts.  Reviews bids to authorize repair work, sets initial dollar amount not to exceed scope of task with a specified cap.  Evaluates potential increase to initial estimate, recommends revised budget for service to Dir, Facilities when necessary.  Keeps management informed of schedules, priorities, and problems. Continually works with management to find ways to improve the process and make the overall maintenance department work more effective.  Interacts professionally with the public, vendors and internal staff; maintains effective working relationships and works in cooperation with the management team to effectively meet departmental objectives.  Assists in the development of long range planning in support of the company's, customer's and Maintenance Department's goals and objectives.  Provides input to the Director of Facilities to assist in preparing capital and expense budgets.  May assist with budget planning process and/or selection of facility service vendors and contractors.  May handle more complex or non routine maintenance problems and repair requests from stores, depots, and landlords.  Refers routine work requests to Maintenance Coordinator.

 

MINIMUM REQUIREMENTS:

High school diploma or the equivalent (GED) required with additional trade school preferred

At least 4-6 years experience in retail maintenance, facilities, property management, or customer service environment

Must possess general knowledge of plumbing, electrical and other facilities maintenance terminology and issues in order to gauge accuracy of repair and maintenance requests and estimates

Some college classes in computers preferred, PC experience in Site Seer, People Soft and Spy Web a plus

Previous supervisory experience; Previous experience managing subcontractors and working with landlords

 

PREFERRED EXPERIENCE/SKILLS/ABILITIES:

Previous related experience in a skilled trade position required

Knowledge of general accounting practices, invoicing, and related documents

Strong interpersonal, written communication and telephone skills needed due to the nature and high volume of interaction with internal and external contacts

Strong organizational skills with sense of urgency and ability to coordinate and follow through on numerous projects

Ability to understand and interpret lease documents
