SENIOR CONSTRUCTION PROJECT MANAGER

Job Function ?
Manages and coordinates the budgeting, scheduling, bidding, construction, and equipment requirements for large renovation and new construction projects.

Job Responsibilities ?
20% Manages project budgets, consultants, and contractors, including progress payments, retainage and general bonding procedures in accordance with company policies.

20% Responsible for managing the project schedule with the contractor to achieve the desired opening schedule.? Communicates and updates management on weekly basis.

15% Evaluates/analyzes site design layouts with outside architects and coordinates with Real Estate Representative

15% Inspects and coordinates construction, telecommunications, security, data processing, furnishings, signage and landscaping

10% Prepares cost estimates for budgeting and AFA Committee meetings

10% Maintains master contracts for qualified outside architects engineers and general contractors to ensure corporate financial protection

10% Monitors/reviews new materials, advanced technology, construction techniques, cost and schedules

Ongoing All other duties as assigned.

Required Skills:
Education and Related Experience ?
?Bachelors degree or higher in architecture or engineering or related degree
?10+ years experience in Architecture/Engineering or Construction Management
?10+ years experience in estimating construction cost
?10+ years experience in managing large commercial construction projects
?Significant exposure, or at least 3 years experience in working with large corporate clients

Skills and Abilities ?
?Ability to create architectural documents
?Understanding of purchasing and construction operations
?Ability to read and interpret Architectural and Engineering plans
?Working knowledge of AutoCAD
?Working knowledge of AIA contracts
?Knowledge of air conditioning and heating systems, air handling machines, and mechanical systems in general.
?Excellent verbal and written communication skills
?Excellent project management skills

Working Conditions and/or Physical Requirements ?
?Ability to work under stress and meet deadlines.
?Ability to operate a keyboard if required performing the essential job functions.
?Ability to read and interpret a document.
?Ability to lift/move/carry approximately 20 pounds if required to perform the essential job functions.?
