Building Maintenance Technician

Experienced Building Maintenance technician needed for prominent Real Estate Developer & Property Management firm. Candidate will be directly responsible for on-site maintenance of growing portfolio of first class multi-tenant office buildings in suburban Philadelphia region. Company Vehicle and tools will be provided. Candidate must have clean PA Drivers license. Candidate will report to Property Manager on a daily basis, and perform general maintenance and repairs, including light electrical, plumbing and carpentry work. Additional duties to include oversight of contract vendors (janitorial, landscaping and construction contractors) to make sure they are performing in accordance with their respective contracts and best practices. Maintains building environment comfort and accessibility for our tenants by maintaining building equipment, heating, cooling, electrical, and plumbing systems; maintaining grounds. Duties: * Maintains building climate by performing minor repairs, and servicing to heating, ventilating, and air-conditioning equipment (most buildings have service contracts in place for mechanical systems so general knowledge of systems is more than adequate). * Maintains lighting by installing and repairing wiring and fixtures, including replacing of bulbs, defective fixtures and replacing of ballasts. * Maintains equipment by installing and repairing associated and backup equipment and systems. * Keeps equipment, systems, and building ready for use by completing preventive maintenance schedules; following policies and procedures; reporting needed changes. * Secures building and occupants by maintaining alarm, access system, CCTV and fire protection devices. Keeps such systems in good working condition. * Monitors and performs necessary repairs and maintenance to roof drains, downspouts, gutters, parking lot inlets, swales and drains, and other systems for conveying stormwater liquids and liquid waste by installing and repairing plumbing apparatus as necessary. * Makes sure trash and recyclables are being properly disposed of in proper receptacles and disposed of by janitorial personnel and removed off-site by waste hauler. * Dcuments all daily maintenance actions; noting system or equipment irregularities requiring continued monitoring. * Maintains safe and clean working environment by complying with procedures, rules, and regulations. * Maintains parts and equipment inventory by checking stock to determine inventory level; anticipating needed parts and equipment; placing and expediting orders for parts and equipment; verifying receipt of parts and equipment. * Contributes to team effort by accomplishing related results as needed.
