Maintenance Manager

Roseland?s success is due in large part to the employees of the company.  We have an immediate opportunity for a Maintenance Manager to join the property management team of our company-owned property - Faxon Woods - locataed in Quincy, MA to  successfully handle daily maintenance and administration of building operations.

 

Responsibilities include, but are not limited to:

 Maintaining the physical integrity of the community at all times by anticipating, identifying and correcting all problems involving the property and to implement procedures that will prevent such problems;Supervising and coordinating activities of workers engaged in maintaining/repairing physical structures of buildings and grounds, as well as those engaged in the general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows.Diagnosing problems with, and the repair of,major appliances, HVAC, basic/intermediate plumbing, basic/intermediate electrical (when no license required), sheetrock, general carpentry, pool care (if required by property), gutters and wallpaper/painting;Ability to plan, budget, and schedule facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.Ability to oversee all work to ensure safe work ethics that meet OSHA codes.Requisition tools, equipment, and supplies.Inspect completed work for conformance to blueprints, specifications, and standards.Establish or adjust work procedures to meet schedules.

 

Knowledge, skills and abilities essential to the success of this position includeKnowledge of overall construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.), Familiarity with creating/maintaining operating budgets/capital expenses utilizing Microsoft Excel,Intermediate+ technical understanding of HVAC systems with ability to trouble shoot Must be organized, with excellent follow up skillsAble to successfully multi-task and meet multiple deadlinesExcellent communication skills (verbal & written) Professional appearance and demeanor required.HS diploma or equivalent5+ years in similar position Previous residential real estate or hospitality experience a plus.
