SUMMARY

The National Farm Workers Service Center Inc. is seeking a Resident Maintenance Manager to maintain sanitary conditions and general cleanliness of the office building by performing the following duties.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.



 CLEANING

Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping. 

 

Washes windows.

 

Empties trash cans and consolidates trash for weekly pickup.

 MAINTENANCE

Paints interior and exterior walls and trim.

 

Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete.

 

Removes ice from stairways and walkways as needed.

 Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.

 

Repairs or replaces building brick, stone, and concrete.

 

Maintains and repairs wood parts of buildings.

 Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mower.

 GENERAL

Receives written work orders or verbal instructions from supervisor.

 

Assists other departments with moving furniture and unloading and storing supplies.

 

Works a rotating on-call status as directed by supervisor.

 

SUPERVISORY RESPONSIBILITIES

This job has no supervisory responsibilities.

 

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

8th Grade and three to six months related experience and/or training; or equivalent combination of education and experience.

 

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to write routine reports.  Ability to communicate orally with other staff, supervisory personnel and tenents.

 

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers and common fractions.

 

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.

While performing the duties of this job, the employee is regularly exposed to outside weather conditions.  The employee is frequently exposed to wet and/or humid conditions and toxic or caustic chemicals.  The employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; risk of electrical shock; and vibration.

 

The noise level in the work environment is usually moderate while working with some equipment is loud and requires proper hearing protection.
