The Mines Press, Inc. is a commercial printing and manufacturing facility located in northern Westchester County, NY. We have been in business for 73 years and have operated the Westchester facility which is 110,000 sq. ft. and 150 employees for nine years.

Responsibilities for this position include overall management of day to day cleaning services in both the print-factory and the offices. There are also numerous maintenance projects such as painting, electrical, carpentry and plumbing.

Successful candidate should have the following attributes: (1) minimum three years experience as a building superintendent; (2) boiler and fire protection certificates (3) ability to interact confidently and comfortably with other company staff and outside vendors and (4) the ability to effectively supervise the building maintenance staff.? Responsibilities include:

BUILDING CLEANLINESS

Clean all common areas daily, including exterior building surrounding areas, and interior, including factory isles.

ADMINISTRATION
?
Submit incident/occurrence reports to management when necessary.? Maintain on-site building files.
Keep all permits current and posted.? Keep building violation free and perform corrections if violations are given by Town agencies.
Obtain estimates from contractors, vendors, and suppliers for work that will not be performed by you or in-house staff.

CONTRACTOR SUPERVISION
?
Supervise and inspect all contractors.
?
GARBAGE COLLECTION
?
Ensure trash and recyclables are disposed of and picked-up properly.
Keep compactor clean and maintained.
?
OCCUPATIONAL SAFETY AND HEALTH ADMINISTRATION (OSHA) REGULATIONS
?
Have basic knowledge of regulations.? Ensure that staff and contractors follow work safety guidelines.? Act to remedy any potential violations.
?
HVAC PLANT OPERATIONS
?
Ensure the proper and safe operation of the building?s boiler and air conditioners, including regular maintenance and inspection.
Interact with heating contractor to monitor boiler for efficient fuel use and heat production.

BUILDING STAFF MANAGEMENT
?
Develop and maintain staff skills.
Manage staff schedule to address daily work and ensure there is coverage for staff vacation and sick days.? Make efficient use of staff to perform work tasks.

Preventive MAINTENANCE
?
Develop and maintain preventive maintenance program for facility.? Perform repairs when necessary, without calling an outside contractor every time.

FIRE SAFETY
?
Keep all fire egress clear.
Ensure sprinkler system is maintained and inspected and that fire extinguishers are inspected and tagged.
Have an intimate knowledge of the building?s fire exits, fire evacuation plan, and sprinkler and standpipe system, in order to be of most assistance to the fire department and rescue workers.
