Construction Manager For Immediate Placement!

Northend Builder specializing in the construction of single-family Townhomes, Apartments and Condos in the Puget Sound area is looking for a Construction Manager.We are looking for someone that is interested in being a strong member of the the construction team. 

 

Responsibilities
? Manage and administer all Construction functions.
? Closing schedules and completion of goals.
? Construction quality and per unit readiness for customer review & acceptance prior to closing.
? Managing and motivating all field personnel.
? Recruiting and hiring Construction department personnel.
? General Construction project costs, budgets and accurate projections.
? Quarterly closing projections.
? Proficiency in the operation and maintenance of Scheduling systems, Microsoft office tools and  software.
? Proficiency in the scheduling administration and maintenance on a day-to-day basis.
? Proficiency in permitting processes and requirements in the City of Seattle.
? Proficiency in utility requirements in the City of Seattle.
? Proficiency in value engineering, redlining and communication of architectural and structural plan  requirements.
? Coordinate construction and purchasing efforts to minimize costs and maximize customer satisfaction.
? Coordinate construction quality control reviews& documentation for each project.
? Key involvement in the New Home Design Process.
? Key involvement in the Value Engineering Process.
? Supervise and direct other staff in the construction function.
? Mentor and train other personnel within the construction department.
? Manage key construction initiatives.
? Assist the Purchasing Manager with researching and implementing new  products, construction  processes and/or services.
? Work with the Purchasing Department on material and labor costing and contract management system  needs.
? Oversee Construction standards enforcement.
? Ensures closed loop interdepartmental communication and issue resolution.
? Strategic departmental planning and structure.
? New project utility feasibility studies.

Job Requirements:

Education and Training
? A high school degree is required; however, a four-year degree in Business, Engineering or Construction Management is preferred.
? Minimum of 3 years field or project management experience in construction.
? Minimum of 2 years experience in Construction management of multiple multi unit projects and staff.

Technical Requirements:
? A comprehensive knowledge of standard residential building practices, including structural elements  and product installation means and methods.
? Proficiency in reading and understanding all house construction plans, specifications and geologic  reports.
? Thorough knowledge of local building codes.
? Comprehensive knowledge of the value engineering process.
? Ability to comprehensively understand and evaluate the Construction activities and the relative value of  products or services offered.
? Proficient in computer word processing and spreadsheet applications, preferably Microsoft Excel,  Microsoft Word, Microsoft Access, Microsoft  Project and or construction scheduling, a plus.

Managerial Experience:
? 3-5 years of management experience in production level commercial or multi-family residential   construction is preferred.
