This organization is one of the leading general building construction firms in the country! They are looking to add an experienced Superintendent with 20+ year experience with experience with huge multi-million dollar projects.
Superintendents work for the General Superintendent (GS) but report to the Project Manager (PM) for the duration of a project to which they are assigned and assist in formulating and implementing construction schedules in the field. The core responsibilities of Superintendents are to:
Oversee, manage and document all day-to-day job site activities including OSHA safety compliance
Direct field personnel according to the project plan and company supervisory principles
Communicate issues, events, performance and progress daily to the PM
Maintain the schedule and ensure that work performed is consistent with the contract and will meet or exceed client expectations
Establish effective working relationships with clients and team members
Any problems must be reported promptly to the Project Manager to facilitate the most cost-effective solutions. In addition the Superintendent should frequently request advice and assistance from the General Superintendent on matters pertaining to materials, sequencing, scheduling and personnel.
Principle Activities
Project Start-Up/Turnover Meeting
In conjunction with the PE, GS, and the PM, identifies pre-mobilization activities
Develops start-up schedule with PM and sends it to the PE and GS for review
Scheduling: Establishes and implements the Project Baseline Schedule based on the project contracts, taking into account any elements that might impact the schedule
Updates Project Schedule monthly
Provides progress report with the two-week look ahead schedule to the Project Manager and the field staff
SubContractor and Site Management throughout the Project
Manages Site Pre-construction including pre-construction survey, job site utilization and staging plans
Mobilizes the field office and maintains the job site to company standards
Organizes documentation of the job site for easy access and review
Manages subcontractor performance to quality and ethical standards
Works with PM to identify /resolve personnel issues and construction process revisions
Manages all phases of the construction process including documenting/reporting site activities and progress, managing excavations and assisting with Job Site Utilization Plan
Meeting Management
Attends/chairs project turnover, mobilization, project coordination, weekly Forman and Safety meetings, monthly schedule review meetings, closeout meetings, owner and subcontractor meetings and any others necessary to monitor and manage the project
Administrative Management
Completes/implements construction office checklists including emergency phone lists
Completes daily reports and maintains logs of key activities/ files/shop drawings
Manages the quality and condition of all material deliveries
Maintains required safety reporting and all other required files to company standards
Project Closeout
Manages subcontractor closeout, transfer of utilities, owner training, and punch list
Required Competencies

To constantly multi-task and handle competing priorities between company business needs, organizational issues, and sound customer relations
Business judgment to negotiate the critical balance between budget and construction processes
Excellent organizational skills to manage the many details necessary for successful construction
Judgment to know when to appropriately escalate issues up the chain of command
Excellent management skills to effectively manage subcontractor performance to high quality
A strong sense of urgency and initiative, and the ability to quickly study and react to complex issues, and resolve conflict effectively in a firm but fair manner
Excellent problem-solving skills and the ability to confidently and decisively take action
Undergraduate degree in applicable discipline and experience relative to project size/scope
