Construction Superintendent/Project Manager

CONSTRUCTION SUPERINTENDENT/ PROJECT MANAGER

 

Los Angeles, CA  Construction & High Rise Renovation company specializing in building multi-residential townhomes and apartments and mixed-use projects, seeks Superintendent to oversee and direct daily field operations.

 

The qualified candidate will have prior field experience as a Project Superintendent working on mixed-use, townhouse, condominium and/or apartment construction projects.  This position offers competitive salary and benefits and an excellent opportunity for advancement.

 

Job Purpose and Duties:

 

To ensure that each project to which the Superintendent is assigned is constructed quickly, at budget, without defects and according to the plans (as such plans may be revised during construction ) by working with the Project Manager and/or company president to complete such projects.  Superintendent will perform his/her services primarily in the field by supervising site staff and sub-contractors, by scheduling materials, equipment, and personnel;  by monitoring job progress in accordance with a project timeline;  by enforcing code, OSHA and safety regulations.

 

Superintendent will be responsible for scheduling and directing site employees; supervising sub contractors, arranging for inspections, for pre-inspection work compliance, for deputy inspections on any work that company self-performs; and for monitoring the sub-contractors on a daily basis.

 

Superintendent will be responsible for ensuring that all site work done by either company or sub contractors is defect-free by following production, productivity, quality, and customer-service standards; by resolving operational problems; and by identifying work process improvements.

 

Superintendent must be proficient in reading blueprints and will be responsible for reviewing blueprints as they relate to planned work.

 

Superintendent will be responsible for confirming instructions for carpentry, plumbing, electrical, concrete, painting, and related trades; conducting inspections; issuing change orders; approving work and for conducting inspections.

 

Skills/Qualifications:

Must have experience in general field construction, knowledge and skills in type II Construction & Podium projects, communicate by e-mail; estimate quantities, read and analyze blueprints; schedule, motivate and manage field employees, and sub-contractors; and work as part of a unified team with office staff, Project Manager, and company executives.
