Contracts Coordinator

Dynamic infill development company seeks Contracts Coordinator.

Duties include but are not limited to the following:

1) Build and maintain relationships with trade contractors; 2) Maintain intimate knowledge of product specifications, schedules, and issues affecting individual projects; 3) Assist in the maintenance of scopes of work with job specific conditions, and update to reflect accurate description of contract work; 4) Assist in set up and maintenance of all contract files, to ensure all necessary documentation and paperwork is included; 5) Assist to maintain all start work orders, change orders, insurance logs, general department files; 6) Assist in maintenance of estimate/bid summary files, and bid lists, along with a supply of plans for bidding purposes for each project; 7) Assist as needed to distribute contracts, start work orders, change orders and purchase orders to trade contractors and internal departments; 8) Assist in file maintenance of insurance documentation from new trade contractors; 9) Assist as needed to track insurance expiration dates for all trade contracts, notifying Contracts Administrator(s) of delinquent renewals; 10) Perform general administrative support for the department to include but not limited to typing, screening calls, responding to routine requests, sorting and distributing mail, coordinating bid packages, scheduling appointments and assisting Accounts Payable with contractor billing issues

Skills and qualifications:
Required
? High school diploma or equivalent
? Minimum three years related experience providing administrative support
? Computer literacy with knowledge of Windows applications using Word and Excel
? Strong communication skills
? Type at least 45 words per minute and use a 10-key by touch

Preferred
Additional education beyond high school
Experience in the home building industry
Current on-site purchasing experience with a large homebuilder
Two years residential development field experience
Extensive knowledge of Word, Excel, and Timberline knowledge helpful
Detail and goal oriented individual with demonstrated capabilities in purchasing
Strong negotiation skills
? Excellent communication, organizational, and management skills
? Able to manage multiple projects/schedules simultaneously
? Able to read and understand blueprints
