We need an accomplished commercial /industrial / institutional project manager that has proven success as an electrical construction PM in the contractor's environment and has managed the construction of heavy commercial, institutional and industrial electrical systems.

AN OVERVIEW OF OUR BUSINESS

We are an old Mid-Atlantic regional electrical designer/builder that is different than general competitors and in some cases completely unique.

What we offer is a proven replacement to the traditional engagement of a consulting engineering firm, followed by the request for proposal process, selection and construction project phases. We have internal engineering capacity that rivals the local MEP, E engineering and A&E firms. Some of our PE EE staff goes beyond consulting and directly to a level of sophistication you would equate with scientist. Out engineering staff produces shop drawings and layout drawings not iffy panel schedules and vague homeruns.

What this means to a project manager is a number of things. Much of the consulting engineer-to-contractor conflict is eliminated. Construction has steady and constant input into the design process. Horse-trading happens when horse-trading can be done. The PM can control interactions with the general contractor more easily with control of engineering in house. CAD layout support is available. There is no hostile construction administrator working to protect the butt of the consulting firm to slow you down. You will be writing far fewer RFIs, that is for sure. Less time is wasted designing constructability in. You can ask for value engineering support at any time during a construction and to any degree. You can more easily manage deep technical problems.

With electrical projects larger than a quarter billion dollars on hand as executed contracts, every system in out business had to be refined to handle challenging work under control. Our estimates are set up for phases of construction and are coded for the field quantitative reporting system including quantities details when the projects get large. Having a budget for each sequential construction segment makes financial tracking significantly easier and more accurate. Really large jobs get project accountants to support the project managers.

We can do things that no other design build EC does. We perform commercial, industrial, institutional, transit, traffic, communications, security and A/V constructions as many integrated constructors do. We do some of this work as a PRIME contractor. We write entire business plans for clients when proposing against mission statement input, where we generate process and workflow, layout and full operations plans for the systems we are proposing for clients. We literally have specified, purchased and placed the furniture for command control centers we built. We have analyzed work flows, installed power, communications, command controls displays, entire NOCs, briefing and display systems, and we have provided trained staff to special businesses and facilities that continue on with those clients in O&M and general operational positions. We have profitable and novel business engagement models that the competition has yet to develop. We are going to beat the competition and work every day to keep our possibilities in front of everybody else?s.

We are forward thinking. The few folks at the very top of the organization know who their strong managers are personally, and what you do for us gets consideration, respect and loyalty from us. Our typical senior manager has been with us for a long time, and it is the sort of place that a mid-career person can work until it is time to fish for eight hours a day.

We do not have a sales force and have gotten past the quarter billion dollars in annual sales mark without a sales force. What that means is that our great project managers have been successful finding and locking down the next project through relationship building skills. ABOUT THE JOB DUTIES AND RESPONSIBILITIES

All the familiar and basic elements of a professional electrical project manager's job will be detailed below. The difference here is that jobs we undertake can be very large, with schedules that are very tight. Project administrative and financial controls equate with the size and complexity of our jobs.

In our firm the estimating department and construction operations are separate but operations folks are taught our methodologies by spending time in the preconstruction world here. Pre-construction will provide complete estimates, budgets, B.O.Ms. and layout information (schematic installation drawings for big jobs) to the superintendent and the project manager.

The project manager will evaluate the project scopes, schedules, budgets, and begin to analyze the client expectations in the traditional project-meeting format. The project manger will evaluate the plans, staging and schedules of all participating contractors, and formulate an allocation of manpower, and resources to approach the job working with the superintendent. The PM will prepare a detailed schedule of values for jobs awarded with the goal of producing a sufficient stream of cash at the early stages of the project, to cover costs of operation. We wish to stay overbilled as deep into the project as possible.

The project manager will lead project teams, and constantly monitor the work from every perspective, but certainly progress rate as quantities against schedule, cost to complete and quality. The project manager will participate in meetings with the client, general contractor when there is one, and trade coordination meetings.

All of the traditional functions of keeping the client and/or client and owner happy, keeping the team inspired, and providing an optimized and well coordinated labor force working with the superintendent are responsibilities here. You will be making sure critical materials are ordered, available and staged in accordance with the project plan. You will estimate and document changes, and changes of scope, making certain that the client understands, acknowledges and accepts changes that will alter the job pricing. Optimizing implementation as the physical realities of the job are exposed or change, maintaining documentation on quantities installed for match of quantities to labor units from super?s reports, and documenting all relevant changes that might affect access to the work areas, schedules or scope are job responsibilities. The offering of constructive suggestions to client where it is possible that such suggestions might result in additional work and a better job for the client are responsibilities of this job. Supporting the financial arm with required reporting to support timely billing is required. Buyout will be a responsibility on occasions, but may not always be.



EXPERIENCETechnical experience in managing large-scale (+ 1 million) commercial, institutional and industrial electrical construction.
Experience and skills operating in all project phases and environments which might include pre-bid meetings, bid meetings, submittal events, job meetings, coordination meetings, schedule meetings, project financial meetings and budget reviews.
Management experience. A proven ability to plan work get complex work done through others. Leadership skills. The ability to inspire others to work willingly towards a goal.
Business development skills. The empathy and strategic skills that make a person effective in building relationships and conducting business in general. A willingness to solicit; presenting ideas, concepts, and service offerings to a client where it will be of benefit to the client and the company.
Administrative skills. The self-discipline to keep accurate documentation on all project events and get the properly formatted and accurate information into the finance department or upper management on time.
Financial Competence. A good business head. We seek a professional that knows how to get into, and to operate in an overbilled state. We need a pro that can pinpoint and calculate cost to complete and does that religiously.
In terms of the personality we are looking for, we would like to find a direct, take-charge person with the personality to power through adverse situations. The person we are looking for has the energy, commitment, and personal power to become the commander when the circumstances call for charismatic and definitive leadership.

Great listening skills are required.

Good political skills and a historic understanding meeting dynamics in the construction environment is important to us. How to manage relationships that are guaranteed to have conflicts of interest from the outset are part of this job. The correct candidate knows how to approach architects and, in particular, consulting engineers to get value engineering and alternatives accepted in a smooth and productive fashion. Our pro knows when to be heard and when to hold the cards.

Communication skills must be excellent for written presentations, proposals and general interoffice documents. The ability to write scope of work documents, to provide clarity in the development of change order proposals and business communications in general are important to us.

We perform great deal of government work that might include education, prisons, big institutional facilities, big agency HQs, military bases, stadiums, airports and hospitals. We also do electrical systems for manufacturing, high-rise buildings, tenant fit out projects, laboratories and even cogeneration plants. We have divisions for primary and critical power, general power distribution, integrated communications, integrated electronic security, specialty command and control work, traffic systems, transit systems, low voltage systems integration and some permutations of IT. The more diverse electrical experience you bring to the table the better.


QUALIFICATIONSBeyond formal project manager's skills already outlined, skills and aptitude for contemporary computer tools is required. PC skills and familiarity with the basic office packages, project management software systems, and spreadsheet programs is necessary.
If you know how to run a CAD package and/or estimating program, that is useful.
You must hold a valid drivers license, and have a clean driving record.
Strong written and verbal skills.
The ability to read prints, plans and general construction documents is required.
Security clearances are not required, but can be an asset here
You must be a US citizen for a portion of the work we do.
You must be willing to be a candidate for security clearance if your work requires it.
References and background will be checked.
You must be able to pass a drug screen.
PAY / BENEFITS
The base salary range of $87 -105,000.00 reflects differences in experience and skills. Bonus can be a very significant portion of total compensation. I would expect that three years of successful service should place a qualified person past $150K. Excellent medical and general insurance benefits. 401K with 25% match.
