ENTITLEMENTS/LAND DEVELOPMENT

Highly regarded and well-respected Pasadena developer and in=house builder of luxury condominiums and mixed use projects seeks an entitlement manager to secure entitlements for both new and pending projects.? The qualified candidate should have at least five years of land use entitlement experience in the City of Pasadena or another incorporated city in the County of Los Angeles.? The primary duties and responsibilities of such a manager are to:

1.? Initiate entitlement applications and shepherd such applications through the entitlement process (which duties include securing any needed zoning variances;?securing vesting tentative tract maps; securing final tract maps; securing off site, excavation, demolition and building permits;? securing all DRE approvals required;?and assisting the architect, consultants and city staff in order to secure design review approval).

2. Supervise and oversee all consultants (including but not limited to architects, civil engineers, landscape architects, soils engineers, surveyors, environmental consultants, attorneys, and budget preparer) who render services in connection with the entitlement and permitting processes from the inception of a project through the commencement of construction.

3.? Work with the project manager during construction to secure any approvals or permits required and support the operations department during construction on issues relating to entitlements and permitting.

4.??Assist consultants in creating such items as condo plans and budgets.

5.? Coordinate DRE processing, and CC&R preparation.? Set up HOA's and initially act as a board member and board liaison between the HOA and the developer.?

6.? Secure and terminate construction bonds required as part of the entitlement process.

The qualified candidate will be a self-starter, capable of initiating action and working both independently and as a member of a team.? He or she will be capable of both giving and receiving direction, will be organized and efficient, possess strong analytical and problem-solving skills, and be quick to smile.? Strong computer, organization and communication skills are a must.
