What are the major objectives or outcomes to be accomplished by the person in this job?
* Estimating
1) A quantity takeoff and estimate is done for each plan within the division and is maintained in an accurate condition, including options.
2) Establish and maintain a value engineering procedure for estimates.
3) Performa estimates are prepared in an expedient manner, utilizing at a minumum, comparative and differential estimating techiniques.
4) Perform and maintain the field audit process plus verification of quantities.
5) Research and implement cost saving techniques.

What are the most frequent and most essential work activities in this job?

* Perform quantity and cost estimation within the division
Develop accurate proforma, committed and actual estimates for home construction.
Maintain all applicable databases used in developing cost, quantity and unit price estimates (EV2)
Maintain floor plan take-offs differentiating base and option quantities
Utilize EV2 to build assemblies and generate take-offs

Develop and maintain estimates in accordance with Centex Homes standards

Understand, interact with and support other departments within Centex Homes

What are the primary people contacts in this job?

Estimating staff--Daily--mentor training and work in progress updates.
Estimating Manager--Daily--communications and updates on progress and coordinate estimating workload.
Field Managers-- Daily-- coordinate material quantity and plan changes
Purchasing agent-- Daily-- receive costs, product takeoff and cotnract related update from purchasing department
Design Center Mgr. -- as needed-- review needs for customer support product offerings.
Product Development Mgr. Weekly receive architectural department update, review backlog of working drawings, discuss product revisions status.
Sub contractors--Vendors--Suppliers-- Weekly discuss material issues, provide guidance and advice as well as field support
Construction Services Mgr. As needed update on workload, backlog and overall work processess
Construction Manager As needed to coordinate communication to field operations.

What are the prerequisities for employment?
College degree preferred in business, engineering or construction management. Plus a minimum of one year construction experience and one year of estimating experience.

Comprehensive knowledge of all construction related activites involved in residential construction. Working knowledge of local building codes. Ability to read and understand all plans, engineering specifications and geologic reports. Completed Estimating 101. Proficient in computer applications (MS Office Suites)
