Purpose: Direct all construction activities at the project site in accordance with pre-established schedules, budgets, contract documents, and procedures.
***This is for a large scale healthcare project in the Fort Lauderdale/Hollywood/Miami area, hospital experience a must***
Goals: To maintain a constant focus on meeting/exceeding customer needs and expectations by directing project construction activities and assisting in building new business by working with current/future customers in a proactive, consultative nature regarding the complete construction services the Company can offer.
Essential Functions:
Participate in the pre-project planning sessions, when possible, to offer feedback regarding the project schedule and budget. Review the project estimate and cost control system at the beginning of the project.
Assist the Project Manager during the preconstruction conference in communicating project schedules, construction methods, company policies and procedures, and quality and other performance standards to subcontractors.
Continuously review and update progress, cost reports, schedules, and requirements for completion as delegated by the Project Manager.
Investigate and recommend appropriate changes in methods, materials schedules, and procedures.
Ensure all materials are properly tested according to specifications, and ensure all test results are properly recorded.
Review all project equipment needs with the Project Manager and Equipment Supervisor. Ensure the Equipment Division's preventative maintenance program is implemented with all equipment assigned to the project.
Manage public and community relations associated with all assigned projects.
Develop an in-depth understanding of the project specifications, the contract, and its General Conditions, and ensure all materials and subcontract work comply with the contract documents and quality specifications.
Keep accurate and complete Daily Reports. Mail copies to the home office each day.
Ensure site is secure from non-authorized personnel and that all safety and EEO programs are fully enforced and their related records are accurately maintained. Coordinate with Safety Director to ensure all safety training is delivered to appropriate personnel.
Coordinate CENTEX CONSTRUCTION job site manpower and subcontractor manpower for timely project completion. Document and manage/address CENTEX CONSTRUCTION employee and subcontractor problems or nonperformance situations through suspension, termination, backcharges, or other appropriate actions. Coordinate with Sr. Project Manager and/or Vice President on salaried CENTEX CONSTRUCTION employees and with Sr. Project Manager or Project Manager on subcontractors.
Review and approve all bills for materials and subcontractor requisitions. Ensure all extra charges from subcontractors/suppliers are reasonable and that work is properly performed. Coordinate with Project Manager to obtain signature of approval for extra subcontractor charges. Initiate and coordinate subcontractor backcharges with the Office Manager.
Conduct weekly project progress meetings with all subcontractor representatives and coordinate the upcoming week's activities to be accomplished. Attend all monthly progress meetings with the owner/architect representatives.
Make presentations on an as needed basis to keep owners/architects properly informed of progress and to assist Project Manager in obtaining new business.
Working Conditions:
The majority of work is completed on job/construction sites in an office trailer or in an existing structure. Due to the constant, changing nature of construction sites, when employees are outside of the office trailer or structure, they must wear appropriate personal protective equipment as required by the Company's safety standards/policies.
Physical Abilities Required for Essential Functions:
Sitting = 30% - 50% of time on the job.
CRITICAL TO THE JOB: Standing and walking = 50% - 70% of time on the job; Climbing (stairs and ladders) = Average of 10 times a day; Stooping, kneeling, bending = 20% of time on the job; Repeated use of hands (typing, using hand tools, writing) = 20% of time on the job; Communicate (talking) = 75% time on the job; Hearing (phones, radios, alarms, general construction activity) = 100% of time on the job; 20/20 vision (natural or with use of glasses or corrective lenses) and ability to detect small objects; Ability to wear Personal Protective Equipment (safety glasses, harnesses, hard hats, etc.) = Every day in required areas on the job; Working at heights and in confined spaces = 20% of time on the job; Working in heat, cold, rain, snow, and ice = 20% of time on the job.
HELPFUL BUT NOT CRITICAL TO THE JOB: Ability to lift 40 pounds or more; Pushing and pulling objects weighing 50 pounds or more; Ability to identify and distinguish between colors.
Relationships:
Internal: Sr. Project Manager, Vice President, Project Manager, Office Manager, Equipment Supervisor, Safety Director, Quality Control Director, Scheduling Department Representative, Technical Services Representative, and other Centex Construction employees assigned to current project.
External: Owners representatives, architects, subcontractors' superintendents, suppliers, test and laboratory subcontractors, engineers.
Education, Experience, & Knowledge:
BS in Construction Management, Engineering, Business or a related field plus experience in the Health Care Building Industry a must with increasing responsibility in dollar and project size; or minimum of 15 years.
Solid presentation and verbal/written communication skills.
Ability to make decisions under tight deadlines.
Ability to organize people, tools, and equipment and plan/orchestrate multiple activities to accomplish desired results.
Demonstrated leadership skills with the ability and willingness to face challenges, provide direction to others, and effectively address conflict.
Exhibit commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting/exceeding internal and external customer expectations.
Computer Skills - Demonstrated knowledge of how to use a personal computer (PC) and company communication tools (e-mail, Internet, etc.). Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining constant focus on meeting/exceeding customer requirements and expectations.
