Job Superintendent/Project Manager
Summary of Duties/Responsibilities
Provide general superintendent and management oversight on all phases of roofing project. Be capable of managing multiple and/or large complex roofing jobs simultaneously including roof tear off, replacement, and new construction projects.
Plan and review the project work with the General Contractor if required.
Provide input on manpower, materials, and equipment requirements for each job.
Handle all duties associated with materials, tools, and equipment needed for project (e.g. coordinate procurement of items, select source for items, purchase items, arrange delivery of items, estimate item costs, inspect items, etc.)
Ensure that specifications and working drawings are followed.
Schedule and coordinate the daily activities of workers and sub contractors to ensure that work proceeds on schedule and within budget.
Perform quality inspections of work in progress to verify conformance to contract documents, project specifications, schedules, work procedures, safety, quality, etc.
Develop and maintain good relationship with owners, architects, engineers, consultants, local governing officials, and sub contractors throughout the entire construction process.
Maintain good safety and security practices for the entire project to ensure compliance with all regulatory agencies, prevent fines, follow all codes, and keep work environment safe.
Document all significant project events (e.g. accidents, delays, changes, etc.) and do what is necessary to resolve all field problems.
Protect and maintain all company tools and equipment.
Perform other duties and take on other responsibilities as required.
Summary of Qualifications
While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving machinery, high precarious places, and outside weather conditions. Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders, and negotiate work areas under construction.
Knowledge of building construction, commercial roofing, project management, scheduling, and personnel management.
Knowledge of OSHA safety standards and procedures.
Strong management, leadership, organizational and interpersonal skills with the ability to communicate well both verbally and in writing.
Computer skills helpful.
Must be authorized to work in the United States on a full-time basis for any employer.
Must speak English and have a valid drivers license. Use of Spanish language would be helpful, but not required.
