1. What are the major objectives to be accomplished by the person in this job?
'Manages all aspects of land acquisition and development operations and personnel for the division.
'Establishes departmental systems, cost controls, and managerial reports to ensure the division business plan objectives are met.
'Negotiate and coordinate land purchase contracts and closing settlement issues with the Division President, Controller, Regional and Local counsel.
'Ensures all land entitlements, permits and approvals are obtained for the division.
'Ensures all land development improvements are completed on schedule and within budget.
2. What are the most frequent and most essential work activities in this job?
'Negotiating land purchase contracts
'Overseeing the design and critiquing project and neighborhood land plans, landscape plans, engineering plans and construction sequencing.
'Monitoring neighborhood budgets and schedules to ensure compliance and informing Division President and Controller of potential and actual variances.
'Recruiting, hiring, managing, motivation and leading the land acquisition and development department.
'Ensuring inter-departmental communication and coordination in the department

'Construction Manager ' as needed ' to provide input on construction and development issues.
'Department Personnel ' daily ' to provide support leadership and monitor results
'Municipal Officials ' weekly ' to ensure they are properly informed and managed.
'Contractors and Consultants ' weekly ' to ensure they are properly managed.
'Attorneys ' weekly ' to give direction and guidance.

'College degree in Engineering, Construction Management, Urban Planning or MBA preferred.
'5 years of construction, real estate or development experience.
'Comprehensive understanding of real estate entitlement and development processing.

'Negotiating with agencies and public opposition with their different viewpoints and creating agreement with them.
'Handling unexpected political or legal issues without delaying projects or increasing budgets.
