Land Manager III

This position will provide leadership and direction to internal and external resources from land development design through neighborhood closeout in order to deliver lots and related amenities on time and within budget that meet or exceed the expectations of our internal and external customers. The most important deliverables of the role include 1)creating accurate schedules and budgets, 2) delivering improvement plans and plats, 3) building lots and amenities, and 4) providing training and support to the land development department to meet growth demands.

1)To create accurate schedules and budgets, the Land Development Manager is expected to a) capture initial assumptions and update, b) communicate changes in a timely fashion, and c) drive budget, contract, and schedule management.

2)To deliver improvement plans and plats, the Land Development Manager is expected to a) select and assemble a consultant team, b) drive site design and permitting through recordation, and c) drive value engineering and the cost reduction process.

3)To build lots and amenities, the Land Development Manager is expected to a) select and assemble contracting team through project closeout, b) drive site development to achieve exceptional KPMs, and c) comply with laws and regulations

4) To provide training and support to the land development department to meet growth demands, the Land Development Manager is expected to a) recruit talent, b) develop succession plans, c) conduct technical training, d) research best management practices, and e) focus on continuous improvement.

To achieve these deliverables the Land Development Manager must be proficient at displaying the following behaviors.

' Collaborate between the land development department and all disciplines (sales, construction, finance, marketing, executive, construction services) to drive land development
' Anticipate and adapt to overcome unforeseen obstacles
' Clearly define and communicate specifications and expectations to consultants and contractors

1) Bachelor's degree in Engineering, Construction Management, Urban Planning or other related field -or- minimum of 5 years work experience as a Land Manger.
2) 3-5 years work experience in field, including negotiations, contracts, budgeting, bid spreading, and processing, etc.
3) Exceptional people and organizational skills.
