Land Project Manager

 

Scope of Position

Accountable for the success of each project assigned through effective management of all project components, including land due diligence, entitlement processing, product selection, permit processing, land development, sales and marketing research, escrow management, and business planning and projections.

 

Key Duties and Responsibilities

1. Keep Land Pipeline full

 New deal analysisGather zoning/density criteriaUtility-connection identificationImpact Fee analysisMarket competition data and whole marketAcquisition Proforma

 Manage Due Diligence processingAssist the Director of Land Acquisition in performing due diligence of land deal structures.

b. Assist in preparation of preliminary analysis for potential acquisitions.

c. Review and comment on Conditions of Approval and other project documents, as necessary.

 Manage entitlement processing (work with outside consultants as necessary)Annexation/rezone submittalSubmit and gain approval of preliminary platArchitectural review/ development agreements/ CC&RsFinal Plat and CUP approvals

 Manage closings on land takedowns

Regulate the design and approval of projects on schedule and within budget.

a. Coordinate and review the work of various disciplines (scope of work, project requirements, project timeline): Architect, Civil Engineer, Landscape Architect, Utility Consultant, Soils Engineer, Environmental Scientists and other professionals.

i.  Coordinate plan check submittals with the architect, civil engineer, structural engineer and landscape architect

b. Represent Fieldstone with various jurisdictional staff: City, County, Water Districts,  etc. relative to plan approval.

c. Review land package architectural requirements, design guidelines, precise grading plans, wall and fence plans, landscape plans, and various consultant work product.

i.  Coordinate design submittal package.

ii.  Schedule and chair value engineering.

  iii.  Conduct framing reviews.

  iv.  Oversee DRE processing efforts.

  v.  Prepare project schedules.

 Resolve site specific constraints, municipal requirements and determine sales disclosures.

 

 Contribute financial expertise:

a. Assist with business plan forecasts and prepare cash flows.

b. Manage complex projects and large land development budgets.

c. Work closely with Division President to determine home prices based upon market research and in accordance with the financial goals and objectives of the approved business plan.

 Hand off project to Sales/Ops/Construction ? information distribution

 Create legal documentation to incorporate Homeowners? Association. Manage CC&R and HOA setup and install Management Company

  Experience

 

?  5+ years of management experience in homebuilding or related industry

?  One to two years experience in land development and entitlement of projects preferred.

?  Engineering and/or homebuilding experience preferred.

?  Research experience in evaluating market conditions and pricing boundaries.

?  Familiarity with planning and zoning concepts and development processes.  Experience working with state and local governmental agencies.

?  Thorough understanding of residential construction, municipality relations, plan reading, the permitting process and procedure.

?  Management of all aspects of a business.



 

  Education

?  Bachelor?s degree with emphasis in real estate, management, civil engineering or a related area.

?  MBA/Masters in related field preferred.

 

Other Qualifications



 

?  Must commute often to various project sites.
