Job Description: Title: Manager, Design and Delivery

Department: Corporate Real Estate

Reports to: Senior Manager, Design and Delivery

GENERAL ROLE DESCRIPTION:

The Manager, Design and Delivery is responsible for the design and construction of Tenant Improvement projects within the Corporate Real Estate portfolio. Responsibilities include client interface, programming, planning, design development, construction document development, construction management, and financial reporting.

CORE FUNCTION & RESPONSIBILITIES:

Work Flow

-Leads turn-key project management through all phases of development, from initial analysis through closeout.
-Manages multiple project deliverables, milestones, schedules, and budgets simultaneously.
-Teams with internal and external partners to see all projects through fruition.

Resource Management

External resources (consultants)
-Architects, designers, and engineers
-General Contractors and sub-contractors
-Permit expeditors and building officials
-Public relations (as required)
Internal resources
-Project team (real estate, design, facilities and operations) and Direct Reports
-Manages, mentors and evaluates Direct Reports (Coordinators, Interns, Assistants)
-Corporate Legal
-Corporate Finance
-IT (computer hardware and software to support graphics)

Presentations
-Leads internal team or external graphic consultants on construction and development efforts to support real estate projects
-Manages hardware and software to support project tracking and reporting efforts
-Updates schedules and reporting tools to track projects and support benchmarking efforts

TECHNICAL SKILLS AND REQUIREMENTS:

Project Management
- 5 to 7 years of project management experience or 3 to 5 years of Disney project leadership / management experience strongly desired;
- Proven experience managing Tenant Improvement projects in a fast paced environment.
- Proven experience in schedule management and consistent on time project delivery.
- Able to demonstrate creative problem solving techniques that have been brought to fruition.
- Direct experience in managing key milestones for project success.
- Able to demonstrate value engineering skills and articulate specific examples of success.


Vendor Management
- Proven success in managing vendors, including architects, Contractors, and FF&E manufacturers.

Internal Team Development
- Active participation in team development.
- Ability to support common goals and embrace team achievement over individual needs.
- Proven experience in developing internal partnerships.


Client Relationship Development
- Must be able to demonstrate a client service orientation.
- Ability to develop positive relationships with client business units.
- Experience interpreting client needs and translating to project team.
- Ability to apply ?positive push back? as appropriate.
- Ability to consistently exceed client expectations.


General
- Understanding of the local or regional codes and ordinances that inform a building design
- Understanding of the entitlements, financial and public relations implications of a proposed physical plan
- Understanding of workplace trends that would impact space planning and interior designs
- Thoroughly proficient at reading and interpreting construction documents, leases, and contracts.
- Must be able to graphically convey conceptual ideas to partners and end users.

Budgetary Amount:Manages all facets of a project with the following budgetary responsibility:
Project value: $50k to $90M
Risk:Moderate
