On-Site PM/Superintendent
POSITION REPORTS TO: Vice President Construction or as assigned
POSITION DIRECTLY SUPERVISES: General Contractor, Other Prime Contractors, D/B Contractors, Vendors, Suppliers
CANDIDATE INTERACTS WITH: FF&E PM, Store GM, Exec. VP of Operations, COO, CEO, President, A/E/MPE Design Team, Executive Chef, Chief Game Tech, Redemption Supervisor, Party Manager, Store Admin, City Staff, Inspectors, Director of Marketing
PURPOSE OF POSITION: Overall management of the site planning, coordination, construction, site planning, and FF&E installation that results in a successful project, delivered on time, with durability and quality, that meets or exceeds Operations expectations, has a smooth hand-off to store management and contributes ideas and systems to the development of a process that can be replicated in a roll-out

Position Responsibilities And Duties:
Take and pass the Aurora ?Construction Supervisors? examKeep project on schedule, commit to project delivery date, and support any approach that yields the milestone datesEstimate and establish budgets, conduct value engineering investigations, and recommend alternate ways of designing, building, or implementingWork with team on cost-effective subcontract and material purchasesSet up and implement job procedures and techniques to assure timely buyouts take place, shop drawings are submitted and approved and material is delivered to support the published goals and opening dateDevelop and maintain good relationship with other team membersWork with General Contractor to develop safety plan and to insure adherence to safety procedures and a safety program in accordance with local and fedeal requirementsPolice and monitor insurance certificates being provided in advance of subcontractor or vendors performing labor on-siteMaintain timely and accurate reporting to managementManage and supervise project team (to include Client and internal management team) according to project needsOrganize regular meetings for subcontractors and Company managementOrganize pre-installation, rough-in, and mock-up meetings, as requiredReview contract conditions; ensure compliance with all contract termsSupervise documentation of all significant project events (e.g.: accidents, delays, critical inspections, Change Orders, etc.)Participate in preconstruction services and activities, as appropriateAs required prepare bid packages, negotiate from bid proposals, and issue subcontract Develop a complete understanding of all trade?s scopes of work and / or manage performance in accordance with sameMaintain quality control (integrity, durability and excellence of completed project)Support in estimatingAvoid or mitigate claims and conflictComplete all job close out proceduresConduct ?Lessons Learned? effort upon completion of the jobSet-up Conduct warranty follow-up (1 year warranty walks)Manage multiple and/or large complex jobsEnsure subcontract Change Orders are prepared accurately and on a timely basisInput into basic accounting and PM system (Sharepoint, Master Builder)Document project meeting minutesComplete Monthly Control ReportReview and approve billings from Subs and VendorsDevelop budget estimatesPrepare / Review Daily ReportsImplement / manage / control project issues (change management) processComplete other responsibilities as assigned
OBJECTIVES OR GOALS TO MEASURE PERFORMANCE:

? Maintenance of a safe project with no accidents
? Project completed on schedule by way of rigoress schedule management, weekly subcontractor meetings, three week look ahead meetings, managing FF&E delivery, moving submittals and shop drawings daily, getting a commitment from and managing A/E team for a 3 day turn around on shop drawings
? Acquiring and managing commitment to achieve project goals from all team players such that the designers, subs, vendors, and the client, if confronted by the requirement to commit, understand the rigor and necessity of such rigor for commitments to achieve budget, schedule and quality goals
? Quality control; integrity and excellence of completed project evidenced in the quality and durability of the product delivered exceeds Mesa?s by 50% as related by the General Manager
? Budget achievement through schedule vigilance and cost / value modifications; zero schedule delays; discovery and implementation of value engineering ideas; no changes necessitated by rework required that is averted as a result of pre-installation, coordination, and subcontractor meetings / reviews; a limitation of change scope to less that 2% of overall budget, less contingencies
? Keeping logs and reports current; Dailys, Safety, Change Management (Issues, Deltas, SCOs, RFI, etc.), Meeting Minutes, Schedule, Delivery and Manifest Tickets, up to date and accessible by management
? Adherence to company policy
? Development of a relationship with the City and the Building Department (and other inspection agencies) that illustrates they are part of our team
MINIMUM SKILLS OR EXPERIENCE REQUIREMENTS:
? Engineering, Construction Management or Architectural degree or equivalent experience
? Restaurant construction experience; adequate or related retail experience could suffice
? Field construction experience (5 years minimal, including supervisory skills) with understanding of IBC, Health Dept, City Process,
? Leadership ability
? Understanding of commitment
? Problem-solving ability and a strong sense of urgency
? Organizational and communication skills
? Drafting and computer skills
? Plans, specifications, and their collective relationship
? Fundamental knowledge of construction contract law, project accounting, preliminary / lien / release processes, construction contract scope
? Through understanding of all project management control systems (scheduling, cost control, procurement, and estimating)
