SUMMARY:
The Construction Manager is responsible for assisting in project development and permitting as well as all project related field supervision and provides overall on-site administrative and technical management of the construction project site. The duties of the construction manager coordination of all field activities, assisting in development of/and maintaining the project schedule, verification of safety meetings, enforcing safety policies, and assuring quality control.
PRIMARY DUTIES: Assist Sr. Project Manager; as required, in schedule development, budget development, bidding, bid review and contract award, negotiating and writing of sub-contracts and change orders and interface with the city building department during the submittal and permit process.Manage total construction effort to ensure project is constructed in accordance with design, budget, and schedule. Includes interfacing with local jurisdiction, -client representatives, AE representatives, other contractors, etc. Plan, coordinate, and supervise onsite functions (scheduling, engineering, material control, logistics, inspections) Manage and supervise craft employees and subcontractors as required by the contract. May authorize and/or approve all project personnel transactions, purchase requisitions, field design change requests, etc.Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required.Assist the SR. Project Management staff in developing and implementing project procedures, working documents, standards, etc. Provide daily reports on the project, weekly schedule updates on the project, and perform any necessary field paperwork as required by the project.Ensure all onsite personnel comply with project procedures, safety program requirements, work rules, etc. Document all violations; notify project management, recommend/implement corrective actions as required. Assume responsibility for productivity of crafts, efficient use of materials & equipment, and contractual performance of the project. Provide total project quality control.Maintain Project Schedule.
SKILLS, KNOWLEDGE, QUALIFICATIONS, & EXPERIENCE: Must display flexibility and creativity to operate in a fast-paced work environment. Thorough knowledge of all aspects of construction (technology, equipment, methods); craft agreements, jurisdiction, negotiations; engineering, cost control schedules and safety required. Excellent communication, organizational and supervisory skills essential. Minimum of five year?s construction management and/or craft supervision experience in construction.Have strong computer skills with proficiency in Microsoft Project, Microsoft Office 2000, and software literate in standard windows programs. Experience in Intuit Master Builder a plus.Minimum 7 years supervisory experience, with advanced understanding of construction scheduling and cost control.Ability to supervise large groups and coordinate multiple subcontractors..Some travel required.Educational and experience includes: Four-year engineering or Construction Management degree preferred or equivalent combinations of technical training and/or related experience.
