Project Manager NYC (General Contractor)

RESPONSIBILITIES:     Provides administrative, operational, and technical direction for all aspects of curtainwall construction and engineering of a large, complex, commercial, industrial and/or municipal project. Ensures project is constructed so as to meet or exceed design, schedule, customer satisfaction, profit and cash flow requirements by performing the following duties personally or through subordinate supervisors.

 

- Maintains high moral and ethical standards and conducts himself/herself in a professional manner.

- Shares knowledge with others in organization.

- Upholds the values of company and strictly maintains the company?s policies and procedures.

- Dedicates 70% of time in a fiscal year to project management.

- Effectively monitors and supervises project managers, project coordinators and labor superintendents? activities while completing a multimillion dollar project to ensure that profit goals are met or exceeded with timely quality projects to the satisfaction of customers while maintaining a safe working environment.

- Coordinates activities such as operating, manufacturing, engineering, and planning, to effect operational efficiency and economy for a given project.

- Issues purchase orders for procurement of materials and tools to be delivered at specified times to conform to work schedule.

- Promotes project safety and establishes prevention measures to reduce accidents/incidents

- Meets and exceeds gross margin, revenue and cash flow goals for project for which he/she is responsible.

- Creates accurate and timely budget, forecast and rollout for project.  Ensures project meets or exceeds budget goals.

- Plans, organizes and procures sufficient contract assets to support the activities of the budget.

- Maintains a current legal understanding of contracts.  Reviews scope of new contracts and insures that legal department reviews contract language.  Reviews contract and presents to General Manager for signing.

- In managing reports, maintains proper balance between making sure the desired profit and schedule goals for the project are achieved and not micro-managing the reports.

- Monitors flow of bonds, insurance certificates, design drawings, submittals and schedules for projects.

- Utilizes assets such as engineering and design.

- Conducts internal project meetings on a regular basis.

 

REQUIREMENTS:

 

- Bachelor's degree (B. A.) from four-year college or university, preferably in Construction Management, Civil Engineering or related field; or at least seven years related experience and/or training; or equivalent combination of education and experience.

- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from managers and customers.

- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

- To perform this job successfully, an individual should have knowledge of Word Processing software; Spreadsheet software; Accounting software; Internet software and Project Management software and e-mail.
