Purchasing Manager

DETAILS:

This position is responsible for Purchase Orders and Plan Management.

Initial primary objective of this position is to issue purchase orders and start letters for all releases, ensure and enforce cut off dates, and start paperwork distribution.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Implementation and maintenance of Budgets, Costing, Pricing and Estimates to ensure excellent communication and processing efficiency.

Issue and process Construction Start Authorization and Purchase Orders.

Manage Change Orders.

Attend Sales & Marketing Meetings on a weekly basis to maintain relationship with Sales & Marketing Department

Run Profitability Reports on lots after Construction Release

Ensure accuracy: Costing and Option Sale Prices to ensure maximum margins are realized.

Manage distribution of plan specifications and marketing information to Sales Agent and Field Operations.

Manage Rebate Programs and Bill for Rebates on a quarterly basis.

Assist Purchasing Manager in resolving vendor issues.

Estimate new plans to provide: Pro Forma Budgets

Develop and manage material lists: lumber, trim, steel, etc. with the Superintendent and Subcontractor.

Assist Purchasing Manager in bid and plan distribution when pricing new plans.

Drive and manage redline sessions as necessary

Develop and maintain a plan management system: includes storage, distribution, and redlining of plans.

Participate in Value Engineering Process

Manage distribution of plan changes to: contractors and sales department

Return all phone calls and emails within 24 hours.QUALIFICATIONS 

Purchasing background preferred.

Previous experience and knowledge in the Construction / Homebuilding Industry

Strong Negotiation Skills

Excellent and professional oral and written communication skills.

Strong computer skills.

Bachelor degree preferred.

 

WORK ENVIRONMENT Must be able to perform multiple tasks in a fast paced environment.  Must be able to deliver quality results in a minimal amount of time as well as be able to communicate complex technical issues to senior management in an easy-to-understand format.
