Take project from Sales Department and estimate and manage pre-construction details to prepare package for Production Department. Primary Qualifications:Candidate must have at least 10 years experience in the residential construction industryCandidate must have at least 5 years estimating experience

DETAILED JOB DESCRIPTION

 

SALES & PRE PLANS (Work with Sales)

1) Prepare Preliminary Budgets

a) Meet with Sales Division to evaluate scope of work

b) Assist in preparing budget outline

c) Outline allowance items and assign an appropriate dollar value

d) Assist Sales in creating Product Selection Outline

e) Critique floor plan and elevations

 

DESIGN STAGE (Work with Sales, Architecture, Interior Design & Client)

2) Value Engineer Plan

a) Work with architect to create cost savings ideas

b) Work with Production to review plans offer technical solutions to design

c) Meet with subcontractors to get opinions to technical questions

3) Product Selection & Interior Design

a) Outline products that the Client will need to make selections

b) Work with interior designer to identify products

4) Pre-Construction (information gathering) Site Meetings

a) Prepare ?Invitation to Bid? to appropriate subcontractors and suppliers

b) Select all applicable divisions to be used for particular projects

c) Prepare accurate and complete bid package for subcontractors and suppliers

d) Set up meetings with subcontractors and suppliers to review project scope

e) Note subcontractors comments for revisions to plans

f) Meet with architect to review revisions based on subcontractor and supplier comments

5) Write Specifications

a) Begin to build the project on paper - in writing

b) Transfer subcontractor and supplier bids into the specifications

c) Write detailed specifications for divisions that are not bid out

d) Assign labor and material amounts to specifications

e) Prepare budget comparisons ? Preliminary budget compared to actual budget

6) Client Presentation

a) Meet with Client to present specifications

b) Review every division ? item by item

c) Present budget

d) Present budget comparisons

7) Plan Revisions

a) Revise Specifications as needed based on client comments

b) Prepare revised budgets based on client comments

c) Present Final Specifications and Final Agreement based on revisions

 

CONSTRUCTION STAGE (Work with Production & Sales)

8) Pre-Construction Meetings

a) Meet with Production to hand off project

b) Meet at project site with client and Production to hand off project

9) Consultation - Remain available to answer questions while project is in production

10)  Change Orders - Work with Production to assist in writing change orders

 

POST CONSTRUCTION

11)  Work with Production and Finance to review estimate vs. actual

 

OTHER RESPONSIBILITIES

12)  Continually seek out new materials, cost saving techniques, methods and procedures

13)  Recruit new vendors when possible

14)  Update sample library

15)  Keep unit cost pricing current ? contact subs and suppliers to get updates
