Design/Build/Property Management

Learn the lay of the land. This team is about finding great locations, then creating and maintaining our buildings. You'll also create guest-pleasing in-store plans.


Purpose:

With general direction, develops scopes, budgets and schedules; directs, supervises and controls roofing material procurement and roofing installation for assigned projects so as to meet established goals and objectives. Team Lead/manages projects, maintains files, provides overall project coordination of Roofing Materials Supply / Re-roofs, project research, annual budget responsibility, and maintains Project Status Reports.

Managing the development of scope, budgets, and schedules for assigned projects across all operating companies. Taking responsibility for coordinating, researching and communicating roofing projects from the planning phase through completion
Recommending roofing installation contractors and material suppliers, preparing bid packages, reviewing and approving bids based on independent estimates, conducting negotiations, writing contracts, and closing out purchase orders
Working closely with Roofing Installers, Quality Inspectors, Material Suppliers and A/E to develop and refine roofing details and specifications. Recommending best practice, Insulation R-values, membrane types and connection details for roofing material supply and installation projects
Working to obtain best pricing/value on roofing material needs. Preparing e-sourcing package support when appropriate
Maintaining files on all active roofing projects (Material Supply or Re-roof), to include scope, budget, stores list, priority, actual spending vs budget. Producing a monthly project status report
Maintaining a general knowledge of the status of all projects, even those not yet in implementation process. Conducting meetings with Remodels or New Stores (when necessary) to monitor the activities and budgets of other departments that affect the roofing projects. Taking action to correct problems and/or report conditions that affect the implementation process
Being responsible for project completion within approved budget and being responsible for reporting budget status to other departments
Updating project schedules and reports progress
Ensuring quality control standards are being achieved on the project. Ensuring that projects are inspected on a regular basis
Providing accurate and timely close out of all projects. Ensuring all punch lists are completed. Spot checking with stores to ensure they are comfortable with the punchlist process and all items are included. Ensuring all costs are captured for the project. Ensuring accruals are processed as required, and clean up process across fiscal years as required
Assisting Manager in preparing annual budgets across all companies

JOB REQUIREMENTS

Minimum Requirements:
Experience in construction project management, or purchasing
Desire to work in fast-paced, challenging and constantly changing environment
Excellent communication and presentation skills - written and verbal
Highly motivated and committed the development of high quality work and productivity
Well-developed ability to lead and coordinate multiple projects, estimating and scheduling management
Proficient in Microsoft Office
Excellent management skills
Excellent conflict resolution and negotiation skills
Well developed organizational and follow through skills
Demonstrated leadership skills and abilities
Team player/orientation
