We are currently seeking a Senior Property Manager to join our Accounts Management Group located in New York, NY.
SENIOR PROPERTY MANAGER - New York, NY
Responsibilities:
Develop, gain consensus for, and implement the Management Plan for assigned assets
Establish written goals and objectives for employees directly reporting to the role of general manager
Conduct periodic formal and informal performance evaluations
Develop training program and career path for property employees
Work with the Financial Services Manager to prepare the final budget documentation (i.e., explanatory notes.)
Inspect facilities and equipment to determine extent of service and equipment required
Work with Chief Engineer to assign employees to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to Client and Jones Lang LaSalle guidelines
Assist in the preparation of construction specifications or plans, obtain advice from the Account Manager, Operations Manager, Chief Engineer, Operating Engineers and/or engineering consultants
Arrange for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement
Employ services of janitorial maintenance and landscaping personnel and onsite management personnel, as delineated within the operating budget, management plan and/or management services agreement
Competitively bid and prepare all service contracts to assure high quality and cost effective services
Approve purchases of supplies and equipment for use at managed office buildings
Review and update financial reports
Prepare periodic inventory of building contents and property condition
Make periodic tours of the interior and exterior of the building and documents findings on a Building Inspection form
Coordinate response to more complicated tenant service requests and assures follow-up
Establish, communicate and manage the client's move-in/move-out process to minimize disruption to remaining building occupants
Assist Chief Engineer in meeting the assigned criteria within the Operations Audit
Requirements:
Bachelor's degree; advanced degree preferred
Minimum of 5-plus years commercial real estate experience including: Budget preparation/financial reporting, Familiarity with building systems, Lease negotiation, documentation and administration
Demonstrated leadership and interpersonal skills
Proven financial and accounting acumen
Strategic thinker with strong implementation orientation
Excellent written and oral communication skills
Computer proficiency
