Senior Director of Construction Services (Redevelopment Projects)
Department: AIMCO Capital Development
Reports to: Regional Vice President of Construction
Summary: Provides preconstruction, construction management, and project management services for multi-family development and rehab projects, including garden, mid-rise, and high-rise properties.
Duties and Responsibilities:
1. Provides preconstruction services (cost estimating, scheduling, purchasing and logistics analysis) for project evaluations and development projects.
2. Implements value engineering directives during all phases of project development.
3. Prepares the scope of work and bid documents for development projects. Evaluates bids, negotiates and prepares construction contracts.
4. As Owner?s representative, obtains entitlements and permits for redevelopment projects.
5. Supervises general contractor?s and subcontractor?s work for compliance with contract and specifications for development projects. Negotiates contractor claims.
6. Inspects work-in-progress to ensure that it conforms to quality specifications and schedule requirements.
7. Prepares monthly reports for development projects (status of budget, schedule, and performance), including forecast of construction expenditures.
8. Coordinates project closeout activities.
9. Establishes and maintains positive working relationships with regulatory agencies, mortgagees, and other AIMCO departments. Coordinates construction activities with Property Operations as necessary.
10. Prepares or supervises the preparation of property evaluations (15-year physical needs assessments, acquisition due diligence reports).
11. Responsible for maintenance of project records and files.
12. Adheres to AIMCO policies regarding public disclosure and media interaction.
13. Other duties as assigned by the Regional Vice President of Construction Services.
Supervisory Responsibilities: This position may or may not have supervisory responsibilities.
Qualifications:
1. Undergraduate degree in architecture, engineering, construction management, or business.
2. Eight years or more of experience in building construction and/or real estate development. Multi-family property experience preferred.
3. Strong working knowledge of building design, development, construction, and project management processes and procedures, including design/build contracting.
4. Ability to manage multiple projects simultaneously.
5. Strong working knowledge of management procedures, budgeting, training, and program implementation.
6. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, construction documents, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions in group settings.
7. Ability to work with mathematical concepts such as probability, statistical inference, fractions, percentages, and ratios as the pertain to operations of the Department.
8. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
9. Working knowledge of office suite software including Microsoft Excel, Word, and Project.
