Job Title: Senior Marketing Director

Overtime Basis:  Exempt

Reports To: VP of Sales and Marketing

 

 

Job Summary

Develop successful marketing plans and manage the overall marketing for current and future projects while managing the Director of Marketing to reach these goals.

 

Essential Job Functions

1.  Conduct market research to determine market segments and identify potential buyers? needs and desires.  Monitor industry trends and competitor?s activities in current and future market(s) and update competitive analysis reports.

2.  Calculate and project absorption rates within each defined market segment by area.  Plan and forecast demand by price segment and locations for future land acquisitions and holdings for market development

3.  Manage marketing budget.  Develop and supervise advertising and public relations programs.  Advertising should establish a positive, professional company.

4.  Select vendors and media outlets.  Negotiate advertising contracts.

5.  Work with estimating department to develop projects and specs that appeal to the targeted market.  Establish standard and optional features for each project.

6.  Oversee the installation of sales center and model decoration.  Order signs and update signage as needed.

7.  Develop customer satisfaction program and survey materials.

8.  Coordinate with advertising agencies as needed.

9.  Research and obtain data for new and existing markets.

10.  Train sales agents on web leads and the importance of web lead responses.

11.  Determine web-advertising message and set up annual contracts with various new home search sites.

12.  Compile quarterly marketing reviews for each project.

13.  Compile proposed product strategy reports.

14.  Plan events, grand openings and tours.

15.  Create and maintain sales and marketing budgets for on-going and proposed projects.

16.  Develop overall advertising plan for all projects.

17.  Coordinate the taking down of model complexes.

18.  Coordinate sales software changes, implementation and reporting.

19.  Develop Annual Market Calendar.

20.  Develop Quarterly Traffic Promotions.

21.  Develop Quarterly Sales Contest Promotions.

22.  Develop strategies for marketing non-performing and pre-grand opening communities.

23.  Partner with major companies within the metropolitan area for advertisement alliances.

 

 General Qualifications: Experience, Knowledge, Skills

?  Five years of homebuilding marketing experience.

?  Proficient in Microsoft Word and Excel.

?  Able to handle multiple tasks efficiently and effectively.

?  Strong communication and analytical skills.

?  Excellent attention to detail. Highly organized.

?  Be able to work well with the general public on a daily basis.

?  Excellent verbal and written communication skills.

?  Frequent interaction with all types of management and employees.

?  Strong telephone skills.



Education/Licensure/Certifications

 

?  College Degree with an emphasis in Marketing preferred.

 

Work Environment

1.  Office environment with frequent environmental exposure to low-grade radiation from computer monitors.

2.  Construction environment with minimal exposure to various hazards.

 

Sensory/Physical/Mental Requirements

1.  Sensory:  Frequent speaking, hearing, near vision, far vision and touch.

2.  Physical:  Frequent head/neck static position, rotation, flexion and extension.  Frequent torso/back static position, occasional stooping, bending and twisting.  Frequent finger dexterity; occasional simple grasp, firm grasp and wrist flexion.  Occasional sitting, standing, walking, crouching, kneeling and climbing of stairs and ramps.  Occasional lifting, pushing, pulling, reaching and carrying.
