Responsible for assisting the Project Manager with planning and daily execution of construction projects. Responsible for tracking all submittals and material deliveries, maintaining schedules and budgets, and coordinating the material and equipment deliveries. Manage, direct and coordinate subcontractors.
- Help Project Manager proactively manage the project budget by controlling expenditures, coordinating owner and subcontractor billings, identifying work not covered by subcontractor, and ensuring successful office support related to overall cost and schedule.
- Help Project Manager and Superintendent review Safety and Quality Control programs. Coordinate necessary actions with Superintendent regarding special field problems.
- Coordinate all procedures, correspondence, etc. with the Office Manager in accordance with the Operations Manual.
- Review and process all submittal data and shop drawings.
- Ensure all submittals, deliveries, etc. that affect the project schedule are expedited and delivery schedules are coordinated with the Superintendent.
- Ensure pre-work meetings are completed and documented for each subcontractor including material deliveries, site specific safety and quality control issues.
- Prepare weekly and monthly status reports and monitor/review weekly subcontractor meeting minutes, change orders, etc.
- Distribute change documents to subcontractors and prepare change proposal requests for price review.
- Go with Project Manager to all meetings with architect and owner representatives. Provide information required by owner and prepare necessary progress reports and summaries. Ensure action plans from owner/architect meetings address all outstanding issues related to the project schedule and assist Project Manager in preparing meeting minutes.
- Ensure all changes, clarifications, directives, RFIs, etc. are updated on 'as-built' plans and coordinated with company supervision and subcontractors/suppliers.
- Responsible for close-out documents.
- Maintain and follow-up tickler board system issues, RFI logs, and change request log.
- BS in Construction Management, Engineering, or a related field plus three years of experience preferred, or five to six years of progressive construction related trade experience.
- Demonstrated leadership skills with ability and willingness to face challenges, direct others, and effectively address conflict.
- Able to make decisions under tight deadlines, sometimes with incomplete information.
- Able to organize people, tools, and equipment and plan/manage multiple activities to accomplish desired results.
- Ability to create, manage, and/or revise schedules and related assignments based on key priorities of assigned projects while considering the importance between work and life activities for self and others.
- Exhibit commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting/exceeding internal and external customer expectations.
- Working knowledge of contract documents, owner contract, subcontracts, blanket purchase orders, and CRI general conditions.
- Computer skills: proficiency using a personal computer (PC) and company communication tools (e-mail, internet, etc.).
- Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining constant focus on meeting/exceeding customer requirements and expectations.
