Job Title: Senior Project Manager
The Company Representative with primary responsibility for Profit/Loss on any one assigned project, or several smaller projects. Manages all phases of the project, from preconstruction through close out, and the sustainable growth of the company through our vision, mission, and values.
Organizational Relationship
Reports to a Project Executive, or Business Unit Leader. Directly manages Project Managers, Superintendents and other project staff. Coordinates activities with the Project Executive, and assigned staff in Preconstruction, Business Development and Human Resources as required in the execution of assigned projects.
Accountability
Accountable to the Project Executive for successful execution of assigned projects as well as the development and behavior of all project staff. Ensures compliance with applicable laws, contract requirements, quality standards, loss control policy and accomplishes quantitative and qualitative goals and objectives as set forth in the individual Project Plans.
Authority
Has authority to commit to matters of cost and schedule, in accordance with Centex Construction Company guidelines, while serving as the Company's daily point of contact with the Owner on assigned projects. In conjunction with the Project Executive, make recommendations to approve, recruit, hire, promote, transfer or terminate operations personnel.
Principal Responsibilities and Duties
1. Corporate Survival - Financial Indicators
' Manage the process to deliver the initial fee.
' Plan, project and report all expenditures in an accurate manner and on a timely basis.
' Enforce project Safety Plans without exception.
' Run each project as its own business.
' Ensure project closeout in accordance with the Project Incentive Compensation Plan..
' Ensure timely submission and collection of monthly pay requests.
' Request reduction in retainage as early as possible.
' Own the process of any deliverable to our customers.
' Plan and project staffing needs during both preconstruction and construction.
' Make recommendations to Project Executive for staffing changes, training and recognition.
' Assist the Project Executive in coordinating the allocation of resources including materials, equipment, and people for assigned projects.
' Responsible for risk management.
' Address all change requests promptly (Owner and Subcontractor) and accurately throughout project duration.
' Ensure accurate, timely procurement of all items necessary for execution of the project plan.
' Ensure the detail and accuracy of Subcontractor/Supplier scopes of work.
' Administer a monthly PFR/JCR meeting with Project Executive for each assigned job.
' Establish, maintain and update the project schedule in conjunction with the Superintendent, including milestones and procurement activities.
' Monitor schedule performance regularly and take corrective action immediately.
' Ensure prompt closeout of subcontracts and demobilization in accordance with the project plan.
' Enforce project quality control per contract documents and CCC guidelines.
' Actively participate in specific business development pursuits and presentations.
' Assist in review of specific proposals with Proposing to Win strategies and tools.
2. Corporate Fitness - Systems, Processes, Quality, Productivity, Efficiency
' Administer operational policies and procedures.
' Review and understand Owner contracts and provide input to the Project Executive regarding terms and conditions.
' With Project Executive/Business Unit Leader, participate in Owner contract negotiations.
' Develop Guaranteed Maximum Price proposals in conjunction with preconstruction services.
' Develop General Conditions in conjunction with preconstruction services.
' Develop bidders list in conjunction with preconstruction services.
' Develop project bid packages.
' Develop project schedule in conjunction with Superintendent.
' Conduct prebid and post bid subcontractor meetings.
' Conduct accurate and timely execution of subcontract buy out process, including Subcontractor negotiations.
' Prepare and administer all Subcontracts and purchase orders.
' Prepare for Corporate project orientation meetings within 30 days of project start.
' Prepare project specific Owner policy and procedure manual.
' Manage all Owner deliverables during preconstruction and construction.
' Direct and maintain the CCC Quality Program on each project.
' Hold regular meetings with subcontractors and suppliers to resolve cost and schedule issues on a timely basis.
' Implement a comprehensive, detailed Owner's Status report to be presented on a monthly basis. Chair meeting.
' Conduct mandatory project planning meetings, monthly job progress meetings, and project close-out meetings.
' Ensure all meetings have accurate, timely meeting minutes issued.
' During warranty period, cause any required post-construction inspections to be made.
' Document, train and assist Owner personnel in turnover and commissioning of the project systems.
' Coordinate Owner move-in.
3. Corporate Relationships - Customers, Design Consultants, Subcontractors, Suppliers
' Establish and maintain positive relationships with Customers, Design Consultants, Subcontractors, and Suppliers on assigned projects.
' Actively participate in industry-related events, forums, and professional associations to enhance our position and image.
' Ensure positive exposure of projects to industry and civic communities.
' Ensure Centex project signage is displayed prominently.
' Ensure clean and safe project sites at all times.
4. Corporate Evolution - Process Innovation, Employee Development, New
' Develop, train and mentor all levels of Project Managers and Superintendents to assume ownership in the delivery process with a business mentality.
' Encourage, participate in and support operational training programs and personal development of self, Project Managers and Superintendents.
' Administer the year-round performance appraisal process (development, assessment, compensation, promotion, discipline, termination) for direct report personnel.
' Develop and participate actively in "Best Practices."
' Keep abreast of current technical developments.
' Advise VP of People of all quality potential new hires.
Experience with Job Description listed above. Commerical Healthcare Project Experience in Project Manager Role is a must.
