VP of Operations
Integrity, Inc. is the leading provider of specialized recruiting for the homebuilding and land development industries.
Overview:
*-Ensure the overall success of the project pre-construction phase by overseeing the pre-construction process and integration of the design/build elements of the project. During the pre-construction phase coordinate between the architect, General Contractor, design team, project consultants (including 3rd party consultants), design/build MEP team, Laing Urban?s Customer Care and Sales and Marketing team to ensure the project is designed to the construction budget. In addition, ensure the overall success of each project as it moves from pre-construction to construction.

The essential functions of the job include, but are not limited to, the following areas:
I. Design Management
A. Ensure the design is always relevant to the project cost and immediately identify and communicate potential design/budget issues where required.
B. Ensure Value Engineering is carried prior to completion of CD drawings and commencement of construction to optimize project budget.
C. Oversee the pre-construction design process ensuring MEP overlays are detailed and completed prior to the issue of construction documents.
D. Ensure the general Contractor up-dates the project budget during the design development and construction document stages of the design.
E. Ensure the budget updates have subcontractor input whenever possible.
F. Manage and coordinate 3rd party design and cost consultants.
G. Process Sales office and Model plans.
H. Coordinate with Sales and Marketing to ensure their requirements are incorporated in the design drawings.
I. Coordinate with Development to ensure smooth transition from DD to CD phase.
J. Manage third party design reviews of the project where required.
II. Cost Management.
A. Co-ordinate and manage Value Engineering (VE) sessions.
B. Oversee the general contractors subcontracting process for clarity with the project goals and for conformance with LU standards.
C. Participate in the subcontractor de-scoping and interview process with the general contractor (GC).
D. Prior to the general contractor signing a subcontract ensure the scope of work is complete and accurate for that trade.
E. Prior to entering the pre-construction phase coordinate and manage the Request for Proposal (RFP) process including bidding and awarding the contract to the preferred GC.
F. Once the pre-construction phase is successfully completed coordinate and manage the GMP contract signing with the preferred GC for the project including working closely with LU?s legal counsel to draft any modifications to the GMP contract where required.
G. Once the GMP contract is executed coordinate and manage the Subguard policy as it relates to the project including working closely with the Insurance Carrier to provide any information required to obtain policy.
H. Coordinate and manage the OCIP policy as it relates to the GMP contract and project including working closely with the Insurance Carrier to administer the policy where required.
I. Process the GC?s progress payments during pre-construction to ensure all the deliverables are being met.
J. Ensure GC?s budget numbers reflect current market prices.
III. Project Management.
A. Attend and participate in the weekly Design Development meetings.
B. Ensure smooth coordination between the design team and the general contractor immediately resolving any issues that could potentially cause a time/cost impact to the project.
C. Coordinate with Development to ensure the DD and CD phases are successfully carried out.
D. Coordinate with Land Acquisition to provide construction cost information for the ELC packages as required.
E. Coordinate with Finance to capture appropriate cost codes for each project including providing and updating budget numbers as required.
F. Project manage the RFP, Pre-construction and GMP Contract signing processes for each project.
G. Ensure the GC produces an up to date construction budget and schedule for each project at all times.
H. Coordinate between the 3rd party consultants and the general contractor.
I. Assist the Quality Manager to ensure that all quality issues are addressed in the GMP contract.
IV. Schedule
A. Ensure all GC time change requests are accurate and genuinely effect the project critical path prior to change order approval.
B. Cross reference all schedule of value with the real time base line project schedule.
C. Ensure the GC optimizes the Schedule, Quality and Cost relationship for each project.
D. Ensure the RFP, Pre-construction and GMP contract is executed in a timely manner.
E. Ensure the DD and CD process is executed in a timely manner.
V. General Duties.
A. Represent LU?s values, vision and operating principals at all times.
B. Coordinate, attend and participate in weekly design meetings.
C. Assist the Quality Manager, Pre-Construction Manager and Customer care with identifying recurring or preventable problems.
D. Coordinate with Sales and Marketing and Customer Care on the project.
E. Work closely with the Project Operations Manager and VP of Operations to facilitate a smooth flow of communication in Operations so as to ensure the success of each project.
F. Successfully run the pre-construction phase of each project as required.
G. Perform quantity take off?s for new land deals as required.
Qualifications:
Skills and Qualifications:
? Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
? Three to five years project management experience in the building industry required, specifically experience in the mixed-use mid-rise sector preferred.
? Bachelor?s degree preferred.
? Experience working on complex projects preferred.
? Engineering and/or construction experience required.
? Must be computer literate with experience in Windows.
? Must have excellent organizational and follow-through skills.
? Must have strong written and verbal communication skills.
? Must possess strong project management skills.
? Ability to read and understand plans, specifications, subcontracts, general contracts and construction management administrative systems is required to perform this position.
