Job Summary: LDD Stowe, LLC (the ?Company?) is the development, sales and marketing manager for a joint venture anticipated between the Company and Spruce Peak Realty, LLC (?Venture?) to develop the Stowe Mountain Lodge which is located within the Spruce Peak at Stowe base village development. The primary responsibilities of this position include construction supervision, project management, planning and execution, preparation of bid packages, budgets, schedules, and work in progress for the Lodge at Mt. Mansfield facilities including the Main Lodge Building (106 condo units, 34 fractional units, common area, retail, meeting space, food and beverage, structured parking, back of house), Spa and Building D (136 condo units). Additional responsibilities include participation as one of the Company?s managers in building the quality, compatibility, effectiveness and spirit of the overall LDD Stowe sales and management team.

Primary Duties and Responsibilities:

? Responsible to Project Manager to ensure the bottom line construction and related budgets, schedules and quality of construction are maintained.
? Full involvement with Project Manager during planning and design to insure quality, functionality and cost efficiency.
? Managing and reporting on pre-construction budgeting, constructability reviews and value engineering process.
? Provide input to Project Manager to ensure the appropriate consultants are hired for each project.
? Assist Project Manager in the preparation of the overall project Timberline budget in accordance with the Schedule of Master Cost Codes to be developed.
? Perform reviews of electrical, mechanical, structural, landscape, architecture and interior design drawings at each step of the design process to ensure all are properly coordinated.
? Manage permitting and approvals and ensure that the project is in compliance with all permits throughout the course of the project.
? Support and implement company wide construction policies and procedures including proper bonding and insurance documentation including accounting guidelines.
? Negotiate contracts with General Contractors and/or Prime Sub-Contractors.
? Negotiate contracts with direct Owner Purchase Contractors/Vendors.
? Negotiate and manage change order process.
? Review and approve contractors monthly pay requests.
? Manage contingency utilization log, allowance tracking log and budget.
? Coordinate the shop drawing and submittal review process including the review of critical shop drawings to ensure conformance with project design and quality expectations.
? Manage Owner/Architect/Contractor meetings.
? Negotiate agreements with all required utility companies and other service providers as required.
? Monitor the progress of the project and perform regular inspections to ensure that the project plan including budget, schedule and quality are being maintained.
? Negotiate and manage FF&E installation.
? Preparation of monthly and quarterly reports on all construction related activities including monthly pro-forma review meetings.
? Review and make necessary adjustments to monthly Job Cost Report.
? Develop project cash flow analysis on assigned projects.
? Manage all aspects of the design (as assigned), engineering, permitting, bidding, contracting, and scheduling.
? Maintain files as necessary to properly document all construction activity and project related expenses.
? Responsible for the proper supervision, management, and timely issuance of contracts for contractors, suppliers, and vendors for the project.
? Manage and support consultants responsible for elements of assigned projects.
? Conduct regularly scheduled status reviews with senior management.
? Prepare budgets and present budget reviews.
? Behave and produce work in a professional manner in keeping with the standards of the company and the high quality resort it is developing.
? Develop and update master schedules to ensure timely completion of assigned projects including monthly updates.
? Other duties as assigned.

Knowledge/Skills/Abilities:

? Experience or exposure to all facets of the general contracting and construction management fields including contracting resources, contract negotiations and administration, project scope evaluations, estimating, budget forecasting, scheduling, computer applications, safety, and local trade practices.
? Strong organizational skills and written and oral communication skills.
? Ability to function independently and accept direction from other members of the Development and construction management team as necessary.
? Ability to exercise good and cautious judgment and interface with all types of people diplomatically and tactfully.
? Energetic self-starter with strong leadership skills, work ethic and highest level of integrity.
? Ability of develop accurate and effective budget projections.
? Proficiency with Microsoft Word, Microsoft Excel, Microsoft Outlook and Microsoft Project. Experience with Primavera helpful.
? Ability to prioritize and handle multiple tasks while meeting established deadlines.
? Qualifications:

? 10-15 years experience working in a real estate construction environment preferably a general contractor and/or developer with an emphasis on large scale infrastructure projects.
? Bachelor?s degree Construction Management/Civil Engineering or equivalent related experience and education.
