POSITION DESCRIPTION

 

 

POSITION TITLE: Vice President of Operations 

LOCATION:  East Bay

REPORTS TO:  Division President

 

POSITION SUMMARY:

The Vice President of Operations is responsible for advancing division-wide

initiatives to improve quality, maintain production efficiency while ensuring the

highest level of safety, increased customer satisfaction, and reduce costs.  

 

PRIMARY RESPONSIBILITIES:

 General:  Provide production cost and budget information for analysis by the Land Acquisition department for future land purchases.Participate in the strategic planning for the growth and expansion of the Division, as well as the specific division initiatives designed to strengthen the existing Division infrastructure.Develop, implement and execute technological systems and advancements throughout the division to ensure the predictability of workflow, resource requirements, and highly predictable completion times.On-going recruitment, training, assessment, mentoring, and performance management of Operations employees.Participation in the pre-litigation and litigation meetings with Corporate and/or outside Counsel for both homeowner and subcontractor related issues.

 

Construction:Oversee all Offsite and Onsite construction scheduling to meet Division goals/deadlines.Review construction Additional Work Request expenditures and provide direction to field staff to reduce impact on indirect budget costs.Maintain the highest level of quality throughout the production process for long term durability and performance of the finished product.Ensure that Division construction policies and procedures are followed uniformly at all sites.

Purchasing (Offsites and Onsites)Analyze and approve all Offsites and Onsites preliminary and phase budgets for accuracy and presentation to Division senior staff.Ensure the scopes of work for both the Onsite and Offsite purchasing contracts are effectively developed and managed to produce a cost effective and quality finished product.Develop and maintain effective relationships with consultants and subcontractors.Oversee proposal compliance, bid comparisons and subcontractor selection as necessary to ensure compliance with internal control procedures.

 

 

OptionsDirect the development, maintenance, and management of model home and homebuyer upgrade and option selection programs for new home communities.Review/research new option products and ideas to improve customer satisfaction.Analyze cost/profit margins to increase the overall profitability of options for the division.

New Home ServiceEnsure all New Home Service work is completed in an efficient and timely manner, while meeting the quality standards of the company, and exceeding the expectations of our homeowners.Oversee the management of SB800 claimsMaintain the Division new home service policies and procedures uniformly at all job sites.

Professional Requirements:Strategic thinker who is capable of embracing and leading change.Proven business and staff management responsibilities for multiple departments of a production builder.Ability to develop and maintain effective relationships at all levels of the organization.Exceptional verbal and written communication skills including the ability to disseminate critical information to staff in order to achieve key division initiatives.Ability to recruit, select, train, assess and direct staff in a cross functional, team oriented environment.Strong work ethic, high level of energy, and the ability to operate in a highly competitive and fast paced environment.

Education and Experience Requirements:Ten to twelve years of progressively complex experience in construction management, purchasing management, quality assurance, and customer service within the homebuilding industry.  Both single and multi-family experience necessary.College degree required.
