Asset Management Specialist to $65k - Real Estate

Job Description: JOB DESCRIPTION -Monitoring all aspects of the operations and financial performance of a portfolio of assets.
-Help select, then manage and oversee the performance of the on-site property and leasing managers.
-Prepare, obtain approval for, and implement an annual business plan and budget for each asset, including capital expenditure requirements, leasing and sale recommendations.
-Prepare monthly, quarterly and annual reports as required by management, lenders and investment partners.
-Take the lead on the marketing and property sale process within the assigned portfolio.
-Conduct periodic site visits reviewing physical condition and compliance standards.
-Review and approve Annual Audits, Tax Returns and Operating Budgets for each Property in assigned portfolio.
-Review operating compliance with partnership and management agreements.
-Provide underwriting and due diligence support for new acquisitions.
-Acquire and maintain strong local market understanding - e.g. location, product, competition, supply and demand within each applicable market.

QUALIFICATIONS
1) Takes Ownership: Candidate has overall relationship management, asset management and reporting skills - working with risk, underwriting and asset management teams.
2) Excellent Communication - Strong interpersonal skills. Listens carefully to customer/partner/seller needs and incorporates into solutions. Connects regularly with partners and sellers - assuring that their needs are being met.
3) Acts Decisively - Evaluate, recommend and monitor required capital improvement programs, including scope of work and economic analysis. Ensure property managers / partners maintain appropriate records at each property. Initiate and coordinate periodic inspections of financial reporting systems and procedures. Keep an eye out for new investment opportunities in markets with existing assets.
Responsible for Financial Analysis and Reporting of Real Estate Portfolio. Review and approve monthly, quarterly, and annual financial statements, audit reports, and tax returns. Conduct monthly financial analysis - researching variances and identifying and finding solutions to issues as they arise.
(4) Transaction Management - Responsible for the smooth execution of each transaction from the point the investment is approved by the investment committee.
Experience dealing with lenders and loan documents. Research and reconcile all sales documents. Knowledge of the title and escrow process used in real estate sales.
(5) Communication with Senior Management - Prepare and present monthly power point presentations detailing investment performance and asset management issues for consideration. Provide recommendations to Senior Management for final approval of required asset management decisions including annual budgets, capital expenditure plans, financing and sale decisions.

REQUIREMENTS
-Bachelor's degree in finance or related field with an emphasis and/or background in real estate.
-Minimum of 3-5 years work experience in commercial RE
-Candidate must be a self starter, be organized and have strong analytical and organizational abilities.
-Attention to detail is essential for this role.
-Leadership and organizational skills.
-Candidate must have an in-depth knowledge of and experience with property management, leasing and commercial real estate.
-Must be able to handle multiple projects
