Sr. Project Manager - Ground Up Construction
CB Richard Ellis, the leading global commercial real estate services firm, is seeking a Senior Project Manager (Sr. PM) to be handle a 60MM GROUND UP Project. The Sr. PM will be responsible for managing the entire project. The project is a ground up construction project of a 10 story Class A office building including a 6 story parking garage. We are looking for a hard working dedicated candidate who has GROUND UP CLASS A experience.
In this role, the SPM is closely involved with all aspects of project and construction management for this commercial development project, including market strategy, contract management, budgeting, estimating, planning, scheduling, job cost, progress tracking and client development.
The Sr PM is also responsible for supervision, management and marketing activities of the assigned market based upon a management plan designed to achieve CBRE?s national and local objectives.

The Senior Project Manager will possess the following skill sets and characteristics:
In addition to having Ground Up construction experience, the candidate must have seven or more years of commercial Project Management or Construction Management experience in the commercial real estate field.
Strong entrepreneurial spirit, with vision and tenacity to recognize, pursue and develop potential growth and new business opportunities.
Independent, self-starter mentality, with exceptional communication and organizational skills.
Superior customer service orientation for both internal and external clients.
Keen financial aptitude.
Broad-based understanding of project management with strong planning and a ?detail oriented? focus.
Working knowledge of property operations, administration, leasing, marketing, and accounting.
Ability to act on prompt, thoughtful systematic decisions and communicate in a diplomatic, tactful fashion.
Experience with managing and motivating vendors in a team environment.
Major Job Duties:
The Senior Project Manager will have major responsibilities and duties including:
Regularly interacts with Client to ensure that the Client?s goals and objectives are being met.
Oversees the preparation of accurate, timely and complete reports to the owner and CBRE.
Anticipates and responds to the Clients? needs and concerns.
Negotiates and oversees the preparation of accurate, timely and complete contracts between the Client and CBRE.
Monitors adherence to procedures and policies regarding internal controls.
Directs all phases of project management including due diligence, schedule and budget development, programming, design management, FF&E procurement, construction, and move coordination.
Supervises and performs all aspects of contract administration including contract review, change orders, project start-up, and closeout.
Represents CB Richard Ellis in a business development role to outside consultants, architects, and clients.
Develops and maintains new and existing business and participates in departments marketing activities to ensure maximum profit.
