Closing Specialist
Job Description: The Real Estate Closing Specialist manages the closing process for the homes we are selling on behalf of our transferees. This position works with our Client Services team, Finance, and local title offices as it relates to equity, property closing, reconciliation for final billing, and post closing transactions.
Essential Functions/Duties:
1.) Equities - Fixed Fee: Compute preliminary equity, review purchase agreement to determine transferee charges, set up Relinco insurance, follow up with equity lines of credit for freeze/close letter, additional steps for Fixed Fee and Traditional files include computing equity - review documents and update/verify certain information.
2.) Verify all data regarding property closing--executed documents, mortgage, homeowners information, and Purchase Agreement. Review and approve closing figures, verify deed transfer tax charged correctly (taxable, non-taxable), enter closing figures into system, negative proceeds - set up wire voucher to be sent to Closing Specialist, collect referral fees at closing, receive and process closing package/referral fee/ proceeds of sale, cancel insurance.
3.) Pre/Final Reconciliation for Final Billing - Post Closing - Follow-up on accounts receivable, receipt post closing monies, follow-up on accounts payable (transferee, client post monies overages), coordinate the recording of mortgage satisfactions.
4.) Miscellaneous - Mortgage payment changes, payoff mortgage (after funding equity), follow up on escrow, taxes and miscellaneous accounts receivable. As needed, provide support for Relocation Counselors and Relocation Assistants on an as-needed basis, serve as the principal contact person for the closing function during the absence of the Closing Manager/Director.
