Qualifications:

I.???????????????????? Four year engineering degree.

II.?????????????????? Civil design experience or construction management experience.

III.????????????????? Computer skills with an emphasis in Microsoft Word, Excel and ACAD

IV.??????????????? Organized and have the ability to multi-task.

Areas of Responsibility:

?

I.????????? Land Acquisition Responsibilities ? Identify, research, and evaluate sources of potential raw land and/or developed lot purchases in targeted areas including:

?

A.????????????????? Manage the feasibility analysis and approval phases of land acquisition to include site investigation and evaluation, site planning and engineering design and project government entitlements.

B.???????????????? Assist with making presentations and recommendations to the management team regarding potential land purchases.

C.???????????????? Review and provide feedback on lot and land purchase agreements.

D.???????????????? Maintain a ?Master Land Chase List? and produce ?Land Chase Reports? to the Management Team and the Board of Directors.

E.???????????????? Assist in monitoring land and lot inventory.

F.????????????????? Attend and provide input during rezoning and special use permit procedures.

G.???????????????? Coordinate with consultants and government agencies on rezoning and special use permit issues.

H.???????????????? Assist with managing all land closing details.

?

II.????????? Land Development Responsibilities ? Coordinate all of the Project?s development processes including engineering design review, budgeting and cost control, subcontractor hiring and scheduling, management, and coordination of the construction of site development improvements, etc. including:

?

A.????????????????? Solicit and review design and development bids.

B.???????????????? Coordinate the work of design consultants.

C.???????????????? Review design plans for accuracy, and provide value engineering recommendations where appropriate.

D.???????????????? Solicit and review bids for construction projects.

E.???????????????? Assist with hiring development contractors.

F.????????????????? Submit all information required to obtain construction permits.

G.???????????????? Assist in the coordination of ?horizontal construction.?

H.???????????????? Prepare and monitor project financial information (i.e. proformas, cash flow. budgeting and cost control, etc.).

I.???????????????????? Perform periodic site inspections to verify construction activities are progressing in accordance with approved plans.

J.?????????????????? Meet with inspectors to resolve any construction-related issues.

K.???????????????? Assist in obtaining bond releases.

L.????????????????? Assist with project scheduling.

M.???????????????? Review and process subcontractors? requests for payment.

III.???????? General Engineering.

?

A.????????????????? Provide a lot/product matrix for all active communities.

B.???????????????? Review engineering and survey issues related to lots (i.e. lot fit, variances, easements, etc.).

C.???????????????? Review and process consultants? requests for payment.

?

IV.??????? Networking.

?

A.????????????????? Foster relationships with potential sellers of land and/or lots for purchase.

B.???????????????? Foster relationships with brokers, engineers, and site contractors.

?

V.???????? General Duties.

?

A.????????????????? Assist in the development of the land department budget.

B.???????????????? Design and implement processes and systems to organize both the land acquisition and site development functions.

C.???????????????? Assist with all other special tasks and projects as requested by upper management.
