Plant Operations and Maintenance Manager

Job Summary:

Responsible for providing plant operations and maintenance management leadership in a higher education environment.? Develop a team oriented and innovative work environment to help the organization fulfill its mission, while improving efficiencies, reducing costs and delivering quality facility management services.

Duties and Responsibilities- Essential Functions

Provide leadership and direction for all institution plant operations and maintenance management operations including:Oversight of operational budget and all central plant operations.Supervise all maintenance staff (foremen, general maintenance and trades) and troubleshoot building equipment and assign tasks for all department maintenance.Supervise all outside maintenance contractors who perform daily maintenance/repairs on campus.Development of an infrastructure improvement plan including policies and procedures which successfully provide efficient and effective services.Recommending disciplinary action and wage increases.Researching and implementing improvements in building products or systems which will serve to better utilize human and financial resources.Acting as a liaison between the deparment and other university departments.? Within fiscal and staffing constraints, tailor services provided in order to meet the needs of the various departments.Tour buildings and meet with customers in a regular basis.? Ensure quality assurance of completed work orders.Oversee the storage and disposal of all hazardous materials.Assist in the management of all environmental health and safety issues, including confined space inventory, CFC management, spill containment, etc.Inventory and stock emergency closets on campus.Schedule and oversee all overtime projects performed by POM staff.Implementation of CMMS system and schedule current preventative maintenance tasks on a set schedule.Implement and update an action agenda for weekly trades meeting.Facilitate and monitor the completion of all trades work orders, working closely with the administrative assistant to ensure all work orders are completed in a timely manner.Follow up with customers as needed.Incorporate "total call" approach to all work orders-spot checking completed work orders to make sure all is satisfactory.Review plans and submittals (electrical, plumbing, mechanical, etc.) for all new and renovated building systems.Conduct annual reviews of all POM staff.Continue to foster and create a team atmosphere within the department.Remainin up to date on all government laws and regulations which fall under the scope of the position and insure compliance.Coordinating all institutional safety policies.Prepare written reports as required.

Minimum Qualifications for Consideration:

1.? B.S. degree in engineering or related field.

2.? Minimum of 5 years effective Facilities Management experience, including a minimum of three years at the management level.? Education experience a plus.

3.? Knowledge of management techniques, including record keeping, reporting, budgeting, inventory control and cost, personnel and performance analyses.

4.? Experienced in operations involving maintenance and utilities.

Knowledge, Skills and Abilities Required:

1.? Knowledge of CMMS implementation.

2.? Excellent oral and written communication skills.
