Provide budgeting, forecasting, financial analysis and reporting to the Integrated Americas RE & FM business.? This business is made up of three business units - US Real Estate, US Facilities Management and a Canadian Facilities Management and Real Estate Joint Venture called BLJC. ?Design systems and procedures that simplify and standardize budgeting, forecasting, financial analysis, reporting and other financial processes.? Develop reporting tools that provide accurate, timely, and actionable business information to management for use in the planning and decision making process.? Partner with Operations to analyze cost management and savings opportunities; perform cost/benefit analysis; prepare budget and forecast variance analyses.? Provide strategic planning and analysis, i.e., long term capital plan, analysis of business strategies. Support business unit executive management with timely financial analysis upon request.

PRINCIPAL DUTIES:
?Leads and coordinates Integrated Americas Real Estate and Facilities Management financial planning and budgeting process, including Income Statement, Balance Sheet, Cash Flow and Capital Planning processes.Leads and coordinates Integrated Americas Real Estate and Facilities Management monthly, quarterly and annual financial reporting at the business unit level and at the Group level for financial consolidation purposes in Oracle and Hyperion systems.Participates in the strategic planning process for the Integrated Americas Real Estate and Facilities Management business by establishing financial models and metrics to support and analyze Integrated Americas Real Estate and Facilities Management annual strategic plans and initiatives.??Supports Real Estate, Facilities Management and Field Operations management in the calculation, preparation and periodic reporting of key management incentive compensation plans.? Understands and communicates how commercial decisions impact financial results of the Real Estate and Facilities Management business units and utilizes financial tools to help calculate and monitor key business targets, including revenue, gross margin, SG&A and EBIT as well as asset metrics including NOA, ANOA, and ROA.Works with the new business bid and proposal organization to develop appropriate costing and pricing models and pro forma financial statement management models.Integrates analytical concepts into the business for decision-making and educates key decision-makers on how to improve financial performance. Anticipates and identifies key variables that predict business performance and recommends process improvements based on data analysis to reduce costs, streamline work processes, and improve profitability.Reviews Integrated Americas Real Estate and Facilities Management financial accounting and reporting to help ensure they in compliance with US GAAP and all appropriate JCI policies and procedures and all applicable internal control standards.Supports the deliverance of standardized finance processes, programs, tools and best practices at the project site in line with JCI Business Operating Standards (BOS) and Six Sigma process improvement initiatives.Develops and maintains a competent and motivated staff of professionals; Provides coaching, performance measurements, training, and other development opportunities by establishing goals, reviewing employee performance, and ensuring employee development plans are in place.Serves as a key resource for Integrated Americas Real Estate and Facilities Management to communicate accounting and finance issues/concerns to appropriate levels of business unit and group management.Reviews and supports the HR Compensation team in the planning, calculation and verification of all sales commission payouts.Other duties and responsibilities as assigned.
Bachelor's Degree in Finance or Accounting.? MBA or CPA/CMA preferred.? Minimum of eight to ten years of progressive financial leadership experience required.? Experience within a service industry preferred.? Demonstrate extensive financial and operational planning and analysis experience.?? Minimum of two years experience managing people.? Experience managing information technology and re-engineering financial systems and work processes.? Expert in using Excel and Access.? Budget modeling skills required. Strong communication and analytical skills are a must along with a broad knowledge of Generally Accepted Accounting Principles.? Experience with Oracle, Hyperion and/or other relational databases preferred.
