Property Analyst

As our Property Analyst this position will be responsible for:
Ensures integrity of the Capital Maintenance project closeouts; reviews individual assets for completeness and appropriate asset classification.  Makes recommendations for improving the closeout processes and procedures.  Assigns and sets up Capital Maintenance projects as required.
Evaluates capital projects and determines appropriate recording of transactions; responds to inquiries and requests for information and makes corrections and adjustments as needed.  Reviews Capital Maintenance spending and commitments each period to identify issues and correct errors.
Interprets and applies Capital Expenditure Guidelines to invoices and purchase orders committed to Capital Maintenance projects and makes adjustments as needed.  Receives general direction regarding capital policy requirements, reviews historical data and current information in making routine and complex capital decisions.  Assists Field and Corporate personnel with basic application of the Capital Expenditure Guidelines.  Requests clarification of Capital Policy and current procedures in an effort to improve the consistency and quality of capital analysis and accounting transactions.
Works with the manager and appropriate departments to develop and implement processes to support recording of capital project transactions. Generates system reports; produces spreadsheets and other work papers as needed.


To qualify for this excellent career opportunity, candidates must have:
Education - Bachelor's degree in Accounting, Finance or related field.
Experience - 2-3 years accounting or financial analysis experience.
Skills/Knowledge/Abilities - Excellent oral and written English communication skills, interpersonal skills and organizational skills.  Basic knowledge of accounting/financial concepts and techniques.  Good computer skills; basic knowledge of Excel and Word; familiarity with financial application software and reporting (Oracle Reporting, Discoverer and Vista).
Physical Requirements - Ability to speak/hear clearly in person and on the telephone, ability to type on a computer keyboard and operate a 10-key by touch.
