Real Estate Financial Analyst

Asset Management Analyst Responsibilities 1. Monitor Portfolio Performance o Review and Interpret Corporate/Guarantor and Property Performance  Compile and manipulate tenant data for preparation of financial analysis  Perform financial analysis on tenant data to produce financial statistics, trends and reports • Update quarterly Underperforming Properties report • Update Underwritten vs Actual report • Update Summary Report for ALFs/ILFs/MOBs • Update Monthly Asset Management Binder schedules • Perform Covenant calculations o Manage Portfolio with Asset Manager  Collect Financial Reporting requirements  Prepare Rent Escalation notices  Prepare Escrow Analyses as needed  Review Operating Statements • Monitor Accounts Receivable • Monitor Revenue, Expense, Margin and Rent Coverage trends  Meet with Operators  Maintain Compliance with Loan Documents • Submit Lender Reporting as required • Perform Covenant calculations as required • Work with accounting to complete Lender Escrow Audits  Provide regular status updates to Asset Manager 2. Assist Asset Manager with Tenant/Borrower/Lender Relations o Collect Financial Reporting requirements o Service Tenant/Borrower requests and issues o Review Draws submitted for funding o Interpret and communicate Loan/Lease provisions 3. Firm's Asset Management System (“FAMS”) o Initial input or audit of Key Dates in FAMS Calendar for new deals o Input and update other data fields for new deals and for existing deals as necessary o Monitor events coming due on VAMS calendar  Complete tasks as appropriate  Close events in FAMS as completed  Provide weekly status update to Asset Manager and Vice President, Asset management on past due items 4. Update and Maintain Tracking schedules for Asset Management Processes o Reporting requirements o Covenant calculations o Rent Due Dates o Rent Escalations o Cap-x requirements o Purchase Options o Real Estate Tax and Insurance Escrows (review accounting schedules) 5. Site Inspection Process o Personal Site Visits  Assess physical condition  Perform Market Analysis as necessary  Write up Site Visit notes and attach to T:drive and FAMS o Third Party Inspection Coordination  Review Property Condition Reports and finalize  Generate issues list for Immediate and Short-Term Repairs  Submit Property Condition Reports to Tenant  Follow up with Tenant on CAPEX repairs and Holdback items 6. Monitor Real Estate Tax Compliance o Assist in New Deal Set Up with Real Estate Tax Consultant, Tenant/Borrower and Lender as necessary o Weekly Review of Real Estate Tax Consultant Online Reports and follow up on any Tenant Delinquency notices o Review Real Estate Tax Consultant Change of Address updates to ensure 100% Compliance o Audit existing Ownership Entity Names for accuracy 7. Monitor Tenant and Industry Information o Utilization of Bloomberg and Thomson Financial subscription services (CCBN, First Call, IR Channel, etc.) for research, analysis and updates o Tenant and Competitor Analyses  Press Release analyses  Review SEC filings  Complete Earnings Conference Call Summaries o Industry Trends - Analysis and Portfolio Comparison  Monitor State and National Associations and Organizations  Monitor Analyst Reports  Monitor Miscellaneous Industry Press Releases  Monitor Healthcare and Operator Conferences • Complete Executive Summaries • Create Hot Topics Sheet for issues that have a material affect on tenants (Medicaid and Medicare rates, liability insurance issues, etc.) 8. Special Projects

Qualifications :
