Description:
SunAmerica Affordable Housing Partners, Inc. is a wholly owned subsidiary of AIG Retirement Services, Inc. SAAHP acquires limited partnership interests in limited partnerships that own apartment properties qualifying for Low Income Housing Tax Credits. SAAHP then transfers a portion of its interest in these properties to newly created partnerships in which other corporations invest as limited partners.

The Investor Financial Analyst will assist in the preparation and modeling of financial information in connection with repricings and syndications. The analyst will also assist in providing investor reports, other financial and operational information to investors and their advisors and will perform special research projects requested by investors. More specifically s/he must:

? Assist in the true-up/repricing process of investor syndications by gathering and analyzing all pertinent data from asset management, tax, accounting, financial reporting, debt and acquisitions departments.
? Prepare the quarterly and other periodic submittal of performance reports containing specialized information that is required by the affordable housing industry to syndicated investors.
? Prepare update report on Investor Partnerships that includes tracking 8609s for each underlying operating partnership.
? Assist Investor Services team in syndication process by inputting data into the pricing models and preparing property profiles and assisting in other phases of the syndication process.
? Assist Investor Services team with asset transition and/or dispositions functions, including among other things, researching remaining benefits to investors and end of compliance analysis for any operating partnerships being considered.
? Assist Investor Services team with preparation of the occupancy and operating deficit portions of the annual performance reports to investors and assisting in other aspects of this function where needed.
? Assist in preparation for updates and specialized reporting for investor conferences and meetings.
